What is a Guarantor? Do I Need One?
A guarantor is someone who agrees to pay your rent if you do not meet the payment, for example, a parent or close relative. In the incident that you do not pay your rent, landlords and letting agencies can ask your guarantor to pay instead. If you can prove you earn above our affordability threshold you do not need a guarantor. property affordability criteria is: minimum income of 2.5 x the monthly rent If you do not meet this threshold, you must provide a UK-based guarantor who earns minimum of 3 x the monthly rent i.e. if your monthly rent is £700 and you earn £1500 per month, 2.5 x £700 = £1750. As this is above your monthly pay it would qualify you for a guarantor who earns 3 x the monthly rent. This does not apply to Luton properties.
