Is the deposit refundable?
The last month's rent deposit is not refundable.
What is the key deposit, and how can I get it back?
A $200 refundable key deposit must be paid within five days of the initial deposit using debit or credit. This deposit ensures the return of all keys and fobs at the end of your lease.
To receive your key deposit refund, you must return all keys and fobs by the last day of your lease. A refund cheque will be issued and mailed to you on that day. If any keys or fobs are not returned on time, a late fee of $25 per key and $60 per fob will be deducted from your deposit.
The key deposit is not a security deposit but a necessary measure to cover potential costs of replacing lost or unreturned keys.
Are Internet and utilities included in the rent?
Arcadian Students is proud to offer Bell Fibe Internet included in your rent! Bell Fibe offers up to 1.5 Gbps download speed, 940 Mbps upload speed with unlimited bandwidth.To register for a modem or disconnect your service upon moving out, simply call 1-888-988-0818.
Utilities are not included in the rent and you will need to set up an account with the appropriate service providers. Proof of setup must be presented before moving in.
How long is a lease?
We offer 3-year lease terms with the option to renew or terminate each year. The minimum lease term is 12 months.
Is parking available for student tenants in Barrie?
Yes! We offer parking spaces at a fixed rate, available in four-month minimum terms.
Are the houses pet-friendly?
No. Arcadian Students off-campus housing units are shared accommodations and do not allow pets.
Do I need renter’s insurance?
Yes. You are required to have renter’s insurance or extended coverage under a parent/guardian’s home insurance.
In the waiver you sign as part of the leasing package, it states that tenants' belongings should be insured. Likewise, our management agrees to respond to all issues brought to their attention promptly and within the guidelines of the Residential Tenancies Act, 2008.
What is a guarantor form?
Having a guarantor for your lease is very similar to getting a cosigner for a mortgage. It ensures the landlord will get paid if a tenant does not pay the rent. In the majority of cases, a student's parents act as the guarantor. Therefore, if you do not pay your rent, expect your landlord to call your parents. Nobody wants that to happen! The guarantor form requires:
- students to find a guarantor before the lease can be finalized
- the guarantor to agree to pay outstanding rent if the tenant does not pay
- the guarantor must be a citizen/permanent resident of Canada and to have a full-time job (proof may be requested)
Can I rent an Arcadian suite as an individual or with a group? Do they allow double occupancy?
Arcadian Students apartments and townhouses are available for both individual and group applicants. Each bedroom is designed for single occupancy only. Additionally, room assignments are managed by our team to ensure a smooth leasing process for all residents.
What are the rules about smoking?
Arcadian student apartments are non-smoking buildings. Smoking or vaping inside, on balconies, or within 10 feet of the building results in a $200 charge. The City of Barrie By-Law Enforcement may issue fines as well.
How do I secure an apartment, and why is payment information required in advance?
To secure an apartment, you must place a non-refundable deposit equal to last month's rent. This immediate payment holds your room, suite, or house for five days, during which all lease documents must be completed, and key deposit and rent payment arrangements finalized.
As part of this process, we require your method of payment in advance to ensure a smooth leasing experience and allow you to take advantage of the lawful rent that is discounted every month. Your payment details are a necessary component of your lease package, which must be submitted within five days of making the deposit.
We accept the following payment methods:
- For initial deposits: debit, certified cheque, or credit card*
- For key deposits: debit, certified cheque, or credit card*
- For rent payments: a Pre-Authorized Debit form
Will my house be cleaned before I move in?
All tenants read and sign a waiver in the lease package that outlines our policy on cleaning between rental terms. It requires each tenant to understand that the house or apartment will be cleaned between move-ins, and further cleaning by you and/or your group may be required to achieve personal standards. We do not resend cleaning crews. Our cleaning crews empty all contents left behind by previous renters and clean appliances, floors, and bathrooms. The cleaners leave behind a checklist that they must check off to assure what jobs have been completed. The waiver also asks you to leave the house in the condition you have found it upon move-out and states that you are responsible for any damage you or your guests cause beyond regular wear and tear.
