Payment and Fees
Booking Deposit
A booking deposit equal to 1 month's rent is required. The last month's rent deposit is non-refundable upon application approval and is used to reserve the room.
Security Deposit
A $200 key deposit is required. The key deposit is refunded when the keys are returned.

Guarantor Requirement
A Canadian guarantor is required. Guarantors must be full-time employed Canadian citizens or permanent residents. The guarantor agrees to pay outstanding rent if required. Credit checks may apply. If the student does not have a Canadian guarantor, they can pay a guarantor fund equal to 2 additional months' rent. The guarantor fund is applied to the 2nd and 3rd last months of the lease.
Additional Fees
A $275–$495 administration fee applies when a replacement tenant is found. Smoking violations incur a $200 charge and may also result in city fines.
Pay In Instalment
Full payment or monthly payment options are available. Monthly payments are due on the first day of each month.

Do I need renter’s insurance?
Yes. You are required to have renter’s insurance or extended coverage under a parent/guardian’s home insurance.
In the waiver you sign as part of the leasing package, it states that tenants' belongings should be insured. Likewise, the management agrees to respond to all issues brought to their attention promptly and within the guidelines of the Residential Tenancies Act, 2008.
Can I rent a suite as an individual or with a group? Do they allow double occupancy?
This property is available for both individual and group applicants. Each bedroom is designed for single occupancy only. Additionally, room assignments are managed by our team to ensure a smooth leasing process for all residents.
Will my house be cleaned before I move in?
All tenants read and sign a waiver in the lease package that outlines their policy on cleaning between rental terms. It requires each tenant to understand that the house or apartment will be cleaned between move-ins, and further cleaning by you and/or your group may be required to achieve personal standards. They do not resend cleaning crews. Their cleaning crews empty all contents left behind by previous renters and clean appliances, floors, and bathrooms. The cleaners leave behind a checklist that they must check off to ensure what jobs have been completed. The waiver also asks you to leave the house in the condition you have found it upon move-out and states that you are responsible for any damage you or your guests cause beyond regular wear and tear.
