Cooling Off Period

Written cancellation submitted up to 1 day before the lease start date qualifies for a partial refund. The deposit is refunded in full. Application and administrative fees are non-refundable. All cancellation requests must be submitted in writing by email with acknowledgment of receipt or by registered mail.

No Visa No Pay

In the event of a visa refusal, the applicant must submit written notification and an official consular refusal notice before the lease start date. A 100% refund of all amounts paid, including the security deposit and application fees, is provided if the required proof is submitted before the contract start date.

Early termination by students

The tenant may terminate the lease at any time by providing one month's written notice. If the cancellation request is submitted after the lease start date or after key handover, rent and service charges remain payable throughout the 30-day notice period.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Other cancellation policies

Standard cancellation requests must be submitted in writing up to 1 day before the lease start date. For standard cancellations before the lease start date, the security deposit is fully refunded, while application fees are non-refundable. All cancellation requests must be submitted in writing by email with acknowledgment of receipt or by registered letter. For visa refusal cancellations, official proof must be submitted before the contract start date to qualify for a full refund.

Booking Deposit

Security Deposit

A refundable security deposit is required during the booking process. The exact amount should be confirmed with the accommodation provider. Before move-in, a written cancellation submitted up to one day before the lease start date qualifies for a refund of the security deposit. In the event of visa refusal before the lease start date, the security deposit may be refunded in full, subject to submission of the required documentation and cancellation request before the lease start date.

Pay In Instalment

The first month's rent must be paid before key handover and move-in. Monthly rent is due on the 5th of each month. The standard furnished student lease duration is 9 to 12 months, or an adapted duration of at least 24 weeks.

Guarantor Requirement

Each student application must be secured by a solvent guarantor validated through one of the following options: Individual guarantor in France: The guarantor must be a French tax resident and provide a recent income tax notice. The individual guarantor must demonstrate net monthly income of at least 2.5 times the monthly rent, including charges. Required documents for an individual guarantor include an identity document, the latest tax notice, the last three payslips, and an employment contract. Visale: A free public guarantee provided by the French state for eligible students. GarantMe: A certified private guarantee provider. The student must finalize and activate the GarantMe certificate upon payment of service fees. An institutional guarantee is mandatory for international students or applicants without a tax guarantor in France. A valid Visale visa or activated GarantMe certificate is required for institutional guarantees.

Additional Fees

Application or handling fees may apply; the exact amount should be confirmed with the accommodation provider. Application or administration fees are non-refundable in the event of cancellation. Laundry may incur a fee per use. Early check-in may incur an additional daily charge. Some properties may offer paid parking. Rent and utility charges remain payable during the one-month notice period following move-in cancellation.

Do I need to be a full-time student to book a room?

The accommodation is primarily for full-time students, but they also welcome young professionals, trainees and doctoral researchers.

Is there an age limit for booking with us?

You must be at least 18 years old to book a room. If you are under 18, a legal representative will need to sign the lease on your behalf.

Can I rent a room for student and young professionals on a short-term lease?

For legal reasons, their leases are for terms ranging from 9 to 12 months. You can leave your accommodation at any time, but a one-month notice period is required.

Can I choose who my flatmates are?

Yes, you can choose to live with friends by selecting the same flat or shared room during the booking process. Availability may be limited, so they recommend booking early to secure your preferred option.

What documents do I need to check-in?

To check-in, you’ll need proof of ID, a signed tenancy agreement, and a home insurance certificate.

Can I arrive outside of business hours on the day I move in?

Residence arrivals may only take place during the opening hours of the reception offices at their student residences, from Monday to Friday.

Can I be picked up from the airport?

Unfortunately, they do not offer airport pick-up services. You will need to arrange your own transportation.

Can I personalise my room?

Yes, you’re welcome to personalize your room! You can decorate, but please return it to its original condition when you leave to avoid any charges. Check out their blog for ideas on personalizing your room without leaving marks or using nails.

Can I bring my own household appliances?

Each apartment is equipped with a fridge, microwave, and cooking plates. You can borrow additional appliances, such as irons or vacuum cleaners, from the residence manager.

What happens if something in my flat breaks or doesn’t work?

If something breaks or doesn’t work in your flat, submit a maintenance request, and their team will address it promptly.

Can I have friends or family to stay?

Guests are welcome during the day, but overnight stays are not permitted.

If I don’t get along with my new flatmates, can I change rooms?

If you experience any issues with your flatmates, please let them know. Room changes may be possible, depending on availability. They aim to make your living experience as enjoyable as possible.

Are there any social events for residents?

Yes, they host a variety of social events throughout the year, including cultural celebrations, fitness activities and opportunities to connect with other residents.

Are the social spaces always open?

Most of their common areas are open 24/7 unless otherwise advertised. You’re free to enjoy these spaces whenever you like.

Can I claim housing support in France?

Yes, both French and international students are eligible for housing support, including those sharing apartments.

Is there always a member of staff available on site?

Their team is available during the opening hours of the reception desk, posted within the residence. Outside these hours, an emergency line is available for real technical emergencies requiring a quick intervention or care by a technician. This system allows them to ensure continuity in the event of an emergency, even when the reception office is closed.

How safe is the accommodation?

Their buildings have access control at entrances and are monitored by CCTV 24/7. Flat doors are key-controlled, and their resident team is always available for support.

Is the building regularly inspected for fire safety?

The safety of their students is very important to them. They have fire alarm tests and inspections on fire safety practices regularly across all of their residences.
