You will be the first to move into our newly constructed apartments. Each flat has a fully equipped modern kitchen with everything from pans to a coffee machine, dishwasher, and oven. All apartments have spacious bathrooms that you will be sharing with your flatmates.

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Security Deposit

1. You need to pay 1.5 times the rent as a deposit to secure your room with the property. 2. This will be refundable in 2 months after you move out less any deductions and pending charges. Note: Any refund to a Non-EU bank account will generate a fee of €100.

Rent needs to be paid monthly, in advance.

Guarantor Requirement

To book an accommodation no guarantor is required.

Additional Fees

1. You need to pay €250 as membership fees at the time of booking. This fee is non refundable. 2. Not included in your rent (Germany): The TV and Radio Tax, or Rundfunkbeitrag, is mandatory by German law and costs €53 for every 3 months. This is shared by all tenants in the flat. Property cannot take care of the payment on behalf of tenants, but you can share the costs with your flatmates.

Can I visit/view the apartment?

Their dedicated team is readily available to respond to all your questions and share every possible detail about the room. While they may not be able to accommodate individual viewings, their focus is on empowering you with the information you need to make the best choice for your new home. How are rooms and flats furnished?

Your apartment is fully furnished for you to live comfortably from day

Additional common-use items such as iron, clothes rack, and washing machine are included.
The kitchen is fully equipped with cooking utensils, a fridge, a dishwasher, and a stove. Cook your heart’s desires!
Your room also awaits, fully furnished and clean! You will find a bed and bed linens, a bedside table, and a wardrobe in your room. If you book a room larger than 10m2, you also get a desk and a chair. All you need to do is pack your clothes and move into your new property home! Some buildings offer a shared laundry room and others a washing machine inside the flat.

Can I meet my flatmates before moving in?

It's great to hear that you also care a lot about who will live with you in the future. Their biggest wish is to find suitable members for their communities! At property you will be joining a large and diverse community. Their members are mostly young professionals, entrepreneurs, artists, and students. Due to the European Data Policy Regulations, also known as GDPR, your flatmates’ data is protected. For this reason, they are unable to share their information with you.

Can I rent a parking space from property?

At property, they do not manage the rental of parking spaces as a standard service, so this is not included in your rent. their recommendation is to always use public parking spots on streets nearby.

How do I change rooms?

Your comfort is very important, and they want you to always feel at home with property. Room changes are possible, but they are only allowed if you have completed your minimum stay. In order to change rooms, you will also need to sign a new contract with them. You can learn more about the Minimum stay clause here.
