Before 15th June 2026 The advance booking fee is fully refundable if cancellation is made before 15th June 2026. After 15th June 2026 For non-visa related cancellations: If notice is provided before the tenancy start date, all amounts paid will be refunded except the booking fee. No Visa No Pay

Students whose visa application is rejected are eligible for a full refund of all amounts paid, subject to providing valid supporting documentation.

A booking fee of 3,500 AED is required and will be deducted from the rent.

A security deposit of 3,240 AED is required.

What is included in my rent?

The rent payment will always include the following -

What furnishings are included in my room?

All rooms are furnished with built-in wardrobes, beds, linens, study desks and storage, plus an in-room fridge.

How does a community space work?

All community spaces have 4 rooms with 2 students each. All rooms have an en-suite bathroom and a fridge, and all students within the community space have access to a shared kitchen.

Can I request a specific roommate?

Yes, residents will have the option to list the roommate(s) they wish to live with during the application process. It is important that all roommates list each other and that all requests are mutual.

Do you have a roommate matching service?

Yes, if residents will be occupying a shared room and do not have a pre-arranged roommate, they will have the option to fill out a short questionnaire during the application process. This questionnaire will inquire about study habits, social habits and hobbies to help match residents with others that have similar preferences.

Do you organize social activities?

In addition to community spaces, movie nights, game rooms, sporting and other common facilities where students can meet and interact with each other, multiple activities and social events are hosted each month to help residents get to know their neighbors, network, bond, and build friendships for life.

Is there any eligibility criteria?

Residents must be a full/part-time student or intern, 18 years or older to move in. Bookings can be made with either a conditional or unconditional university offer, however, residents should review the cancellation policy prior to booking if their university place has not yet been confirmed.

How does leasing work?

All leases are individual. An individual lease provides each resident with their own separate lease agreement, responsibility for only their rental instalments and other applicable charges. By signing an individual lease, residents are only responsible for their own rental instalments and lease terms and will not be held liable for any delinquent amounts owed by roommate(s).

Are floors segregated by gender?

While all floors are not segregated by gender, there are certain designated floors where only students of a particular gender are allowed to reside. Residents who prefer a gender-segregated floor can share their preference and the team will do their best to accommodate it.

Is the staff available after hours?

Yes, members of staff work 24/7 to tend to students' needs. Security and reception operate around the clock, along with a 24-hour emergency maintenance call-out service.

Is there a house-keeping service?

Yes, there is a weekly house-keeping service provided to clean each room and all community spaces.

Where can I cook?

All community spaces have access to a fully equipped and modern shared kitchen and dining area, where residents can cook and eat conveniently. In addition, all students have access to a fridge inside their rooms.

How do I reach my university?

The property operates hourly shuttle services to and from Dubai Knowledge Park and other prominent locations, ensuring seamless and convenient transportation.

What happens if my roommate moves out?

All leases are individual, where each student signs a contract for their own independent space along with a common shared space. Therefore, if one of the roommates in a double room moves out, it has no effect whatsoever on the other resident.

Can I personalize my room?

Yes, this is allowed, as long as the room can be returned to its original state upon check out and no damage is caused, either temporary or permanent.
