Booking fee: AED 3,500. Payable at the time of booking along with signing the tenancy agreement. The booking fee confirms the booking. The booking fee is fully adjustable against the rent. The booking fee is non-refundable except in the following cases: Visa rejection. Failure to meet the offer letter conditions. Serious health-related issues preventing travel.
Security Deposit
Security deposit: AED 3,240. Payable before the tenancy start date. Held to cover: Damages beyond normal wear and tear. Cleaning or repair costs. Penalties or other miscellaneous charges. The security deposit is refundable, subject to property inspection. Refunds will be processed within 13–30 days after the student vacates the property. Deductions may be made for: Property or furniture damage. Missing items. Outstanding payments. Excessive cleaning requirements. A breakdown of any deductions will be provided to the student.
Pay In Instalment
For bookings of less than 8 months: Rent must be paid in 1 instalment (full payment). For bookings of 8 months or longer: Rent can be paid in 2 instalments.

Payments can be made via direct bank transfer or a secure payment link.
Additional Fees
Laundry facilities are available at a charge of 1 Dinar per load for the washer and 2 Dinar per load for the dryer.

When can I start my lease?
- All lease agreements start on the 1st of the month i.e September 1st, October 1st, November 1st, and so on and so forth.
- All lease agreements end on the last day of the month i.e June 30, July 31, August 30, and so on and so forth.
- An example of a 12 month lease starting in September is September 1st to August 30th.
Are floors segregated by gender?
- All floors at the property are segregated by gender (so either male-only floors or female-only floors).
- In addition, all elevators are keycard operated and you will only be able to access your specific floor via your keycard.

- Yes, there will be members of staff working 24/7 to tend to their students’ needs.
