<p><strong>Cancellation terms</strong></p> <p>1. The standard cancellation term policy- <strong>1 month</strong> rent from the date of cancellation would be charged along with security deposit, admin fee for all bookings for 4 months and above. (semester &amp; Full academic year).</p> <p>2. Security deposits are never refundable once paid, upon cancellation due to any reason pre or post contract start date.</p> <p><strong>Semester &amp; Full academic year booking&nbsp;</strong></p> <p><strong>Post check in</strong>: For all semester bookings (4 months -7 months) and full academic year bookings (8 months to 12 months period, 1 month rent from the date of cancellation is payable immediately and the security deposit <strong>(AED 2200)</strong> and the administration fee <strong>(AED 300) </strong>would not be refundable.&nbsp;</p> <p><strong>Pre check in:</strong> Cancellations made 15 days or more before contract start date would only be charged security deposit. All cancellations made less than 15 days from the contract start date will be charged with a standard cancellation fee which is <strong>1 month</strong> of rent along with the security deposit.&nbsp;</p> <p><strong>No shows</strong>: Bookings would be considered cancelled if the residents fail to check in 7days from the contract start date with no communication. The standard cancellation policy of 1 month rent and security deposit would be charged to the customer.&nbsp;</p> <p><strong>Summer and short-term bookings&nbsp;</strong></p> <p>a. For all bookings of 30 nights -59 nights, any cancellation will incur full charges for the booking. No amount will be refunded even if cancelled prior to contract start date.&nbsp;</p> <p>b. Cancellations made in for bookings of 60 nights to 119 nights, will incur 15 days charge and the security deposit &amp; admin fee would not be refunded.</p>
Early termination by students
<p>Yes, you can leave early but the property management has the right to hold <strong>1 month</strong> rent and the security deposit.</p>

Other cancellation policies
<p>In the event of a breach of the residence policies, (mentioned in the contract clauses) i.e non-payment of rent, breach</p> <p>of contract, management holds the right to terminate the contract. In case of termination</p> <p>1. Payments made are not refundable including the deposit and admin fee.</p> <p>2. Management will give a set notice period for the student/guardians to clear any outstanding payments (if</p> <p>applicable) and make alternative arrangements for accommodation.</p> <p>3. Management will send a formal letter to the student/tenant sponsor (which could be the University) and the</p> <p>guardian, which shall detail the reasons/circumstances regarding termination of the contract.</p>

Can I live in the residence?

You must be a full/part-time student or intern, 18 years or older to move in. You can book with them whether you have a conditional or unconditional offer.

What’s not included in my rent?

Food! Linens, crockery and personal consumable items.

Can I live with my friends?

Yes; list your friends' names in the preferences section of your booking contract and they will do their best to accommodate. However, please note that should the dates of the contract vary they are not obligated to keep the room empty until the arrival of your friend.

How do they decide who I live with?

Rooms are allocated on a first-come, first-serve basis. Should you have preferences they would be happy to consider those on the application; however, meeting those expectations is based on availability at the time of booking.

Do they allow couples?

They do not accept couples to live in the same apartment; however, couples can book with them and stay in the flats allocated to males and females in adherence to UAE laws.

Can I choose which room I live in within the residence?

Dependent on availability, they try to take your choices into account but cannot guarantee your exact choice of room.

Is the property located in a safe area?

Dubai as a whole is a very secure city to live in. Also, at the property, the safety and security of all residents is their key focus. The residences have the latest security features, and every student is provided with a personal access card. They make sure that only residents can access the building. All visitors to the building are required to sign in at the reception. The property is in a safe, residential area. If you observe usual personal safety protocols and UAE laws — such as checking before crossing roads, not walking alone late at night, not drinking in non-designated areas, and informing reception where you are going and when you plan to be back — then the property does not expect any safety issues.

Can I have a social event at the property?

You can book the roof-terrace area or communal areas for special events such as birthdays. This will be on a first-come, first-serve basis and needs to be agreed upon by the General Manager in advance. Guests are welcome; however, they must sign in and out at reception.

Can I bring my friends to the property?

Yes, guests are welcome at the property. All visitors are required to sign in and meet the security team before being allowed access to the building, and residents are responsible for their guest’s behaviour. All apartments are segregated, offering different living spaces for male and female students. Providing your friends are of the same gender, you are welcome to bring your friend to your apartment. It is courteous to ask your flatmates in advance if they are comfortable with visitors.

Are my guests allowed to stay in my room?

The property is your home, so they welcome all residents’ guests to visit the building. They offer 3 nights per month to each resident to host friends of the same gender in the same room (with prior permission from the General Manager). Please contact the on-site Student Support Team for more details.

What happens in case of any major or minor maintenance issues?

Any maintenance problems should be reported to the Student Support Team at the reception. Your maintenance fault will be logged, and their on-site Maintenance Team will try to resolve it within 24–48 hours. In case of a major problem requiring external contractors, the work might take longer, and alternative arrangements will be made to avoid inconvenience.

Can I personalise my room?

As long as you are able to return it to its original state upon check out.

Can I keep a fridge in my room?

Yes. Students in sharing en-suites must consult with roommates to make sure they are comfortable with it as well.

Is there a washing machine or tumble dryer?

Every flat is equipped with a washing machine, and a laundry room is available with more washers and dryers. These facilities are included in your rent.

How do I report maintenance?

You can report maintenance at the reception by completing one of their maintenance request forms.

What do I bring with me when I move in?

All rooms are fully furnished with built-in wardrobes, beds, and study desks and storage. You’ll just need to bring your personal essential items for your bedroom, bathroom and kitchen. You can also purchase a basic bedding pack for single rooms for AED 170 or for a studio/double room for AED 370.

Is tap water in Dubai safe for drinking?

The tap water in Dubai is not safe for drinking. You can either purchase bottled water from the reception (water dispensers are provided in the flats) or order water from nearby supermarkets.
