We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Booking Deposit

For 2026/27 Standard Academic Year Bookings AED 2,500 is required to confirm the booking, comprising: AED 2,200 refundable security deposit. AED 300 one-time non-refundable administration fee. The room is reserved once the deposit is received. Existing deposits may be carried forward to secure future bookings. The first month's rent must be paid: At least 30 days before check-in, or Immediately with the deposit if the booking is made 30 days or less before the contract start date. For 2026/27 Summer Bookings 3 months or more: AED 2,500 (AED 2,200 refundable security deposit + AED 300 non-refundable administration fee). 1–2 months: AED 1,000 (AED 700 refundable security deposit + AED 300 non-refundable administration fee). Existing deposits may be carried forward and must be topped up when extending from a monthly booking to a longer stay.

Security Deposit

AED 2,200 refundable security deposit for standard bookings. Refunded after the final official check-out, subject to deductions for: Property damages beyond fair wear and tear. Outstanding rent or other payment dues. Behavioural fines. Cancellation charges and other applicable fees. Refunds are processed to the original payment card or nominated bank account within approximately 30 days after submission of the signed refund form. Cash refunds are not available. The security deposit may be carried forward for renewal bookings.

Pay In Instalment

For 2026/27 Standard Academic Year Bookings Payment options available: Monthly. Bi-monthly. Quarterly. Full payment. The selected payment plan forms part of the tenancy contract. The first instalment (equivalent to two months' rent) must be paid before arrival. For standard bookings, the first month's rent must be paid at least 30 days before check-in. If the booking is made 30 days or less before check-in, the first instalment must be paid together with the deposit. Subsequent instalments are due on the 1st of each month, depending on the tenancy contract. For 2026/27 Summer Bookings Instalment plans are available only for bookings of 3 months or more. Bookings of less than 3 months require full payment together with the deposit before arrival.

Mode Of Payment

Online card payment via the student portal. Offline card payment. Bank transfer. Cash (AED or USD). Credit card. Local cheque (parent or guardian only). Payments are accepted in AED and USD only. Cash payments for the first instalment must clear 30 days before check-in. Deposits paid online are refunded to the same payment card where possible.

Guarantor Requirement

A guarantor is required. The guarantor may be internationally based; a UAE-based guarantor is not required. The guarantor must provide valid contact details and a valid photo ID. Guardian details must be included in the booking contract, and the signed contract containing the resident's and guardian's details must be submitted before arrival.

Additional Fees

AED 300 one-time non-refundable administration fee. Early check-in and late check-out charges apply based on the number of additional days outside the contract period. Bank charges are borne by the payer. Room type changes, contract shortening, and last-minute amendments are treated as cancellations.

Can I live in the residence?

You must be a full/part-time student or intern, 18 years or older to move in. You can book with them whether you have a conditional or unconditional offer.

What’s not included in my rent?

Food! Linens, crockery and personal consumable items.

Can I live with my friends?

Yes; list your friends' names in the preferences section of your booking contract and they will do their best to accommodate. However, please note that should the dates of the contract vary they are not obligated to keep the room empty until the arrival of your friend.

How do they decide who I live with?

Rooms are allocated on a first-come, first-serve basis. Should you have preferences they would be happy to consider those on the application; however, meeting those expectations is based on availability at the time of booking.

Do they allow couples?

They do not accept couples to live in the same apartment; however, couples can book with them and stay in the flats allocated to males and females in adherence to UAE laws.

Can I choose which room I live in within the residence?

Dependent on availability, they try to take your choices into account but cannot guarantee your exact choice of room.

Is the property located in a safe area?

Dubai as a whole is a very secure city to live in. Also, at the property, the safety and security of all residents is their key focus. The residences have the latest security features, and every student is provided with a personal access card. They make sure that only residents can access the building. All visitors to the building are required to sign in at the reception. The property is in a safe, residential area. If you observe usual personal safety protocols and UAE laws — such as checking before crossing roads, not walking alone late at night, not drinking in non-designated areas, and informing reception where you are going and when you plan to be back — then the property does not expect any safety issues.

Can I have a social event at the property?

You can book the roof-terrace area or communal areas for special events such as birthdays. This will be on a first-come, first-serve basis and needs to be agreed upon by the General Manager in advance. Guests are welcome; however, they must sign in and out at reception.

Can I bring my friends to the property?

Yes, guests are welcome at the property. All visitors are required to sign in and meet the security team before being allowed access to the building, and residents are responsible for their guest’s behaviour. All apartments are segregated, offering different living spaces for male and female students. Providing your friends are of the same gender, you are welcome to bring your friend to your apartment. It is courteous to ask your flatmates in advance if they are comfortable with visitors.

Are my guests allowed to stay in my room?

The property is your home, so they welcome all residents’ guests to visit the building. They offer 3 nights per month to each resident to host friends of the same gender in the same room (with prior permission from the General Manager). Please contact the on-site Student Support Team for more details.

What happens in case of any major or minor maintenance issues?

Any maintenance problems should be reported to the Student Support Team at the reception. Your maintenance fault will be logged, and their on-site Maintenance Team will try to resolve it within 24–48 hours. In case of a major problem requiring external contractors, the work might take longer, and alternative arrangements will be made to avoid inconvenience.

Can I personalise my room?

As long as you are able to return it to its original state upon check out.

Can I keep a fridge in my room?

Yes. Students in sharing en-suites must consult with roommates to make sure they are comfortable with it as well.

Is there a washing machine or tumble dryer?

Every flat is equipped with a washing machine, and a laundry room is available with more washers and dryers. These facilities are included in your rent.

How do I report maintenance?

You can report maintenance at the reception by completing one of their maintenance request forms.

What do I bring with me when I move in?

All rooms are fully furnished with built-in wardrobes, beds, and study desks and storage. You’ll just need to bring your personal essential items for your bedroom, bathroom and kitchen. You can also purchase a basic bedding pack for single rooms for AED 170 or for a studio/double room for AED 370.

Is tap water in Dubai safe for drinking?

The tap water in Dubai is not safe for drinking. You can either purchase bottled water from the reception (water dispensers are provided in the flats) or order water from nearby supermarkets.
