    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    1. You need to pay 1.5 times the rent as a deposit to secure your room with the property. 2. This will be refundable in 2 months after you move out less any deductions and pending charges. Note: Any refund to a Non-EU bank account will generate a fee of €100.

    Additional Fees

    1. You need to pay €150 as membership fees at the time of booking. This fee is non refundable. 2. Not included in your rent (Germany): The TV and Radio Tax, or Rundfunkbeitrag, is mandatory by German law and costs €53 for every 3 months. This is shared by all tenants in the flat. Property cannot take care of the payment on behalf of tenants, but you can share the costs with your flatmates.

    How do I change rooms?

    Your comfort is very important, and they want you to always feel at home with the property. Room changes are possible, but they are only allowed if you have completed your minimum stay. In order to change rooms, you will also need to sign a new contract with them.

    How do I return my keys?

    Your keys need to be returned by 12:00 (noon) on the last day of your tenancy. When your contract has been successfully terminated and again as your move-out date approaches, they will send you an email to give you all the necessary details for the key return, which could be through a Partner company or a KeyNest location. They will also ask you to send them a picture of your key set before returning them. It's important to be aware that non-compliance with the key return timeline may result in a penalty of 50 euros per each day of delay. If you are planning to move out a lot earlier than your move-out date and they have no yet sent you the move-out instructions, please create a Help Request and ask them for these.

    How do I send the move out videos?

    Here's what they need from you:

    • A brief video tour of your room, focusing on significant areas like the bed, mattress, wardrobe, and desk. (Please keep the video file size under 20MB.)
    • A clear photograph of the key set. (Failing to submit these items may lead to delays in the refund process and possible penalty costs.)
    • If you've noticed any damaged or missing furniture during your stay, please let them know, and include photos of the issues for a prompt resolution.
    • If you're experiencing issues with the size of the video/pictures they'd recommend trying to compress them to keep the size under 20 MB.

    When will I receive my move-out instructions?

    The move-out instructions will be sent to you at any point from the time they have successfully terminated your contract or up to a few days before your move-out date. Stay patient and keep an eye on incoming emails from them. If you are planning to move out a lot earlier than your move-out date and they have not yet sent you the move-out instructions, please contact their customer support team by creating a ticket.

    Do I need to clean before moving out?

    Yes, it’s very important that you tidy up your common spaces as well as your room before moving out. Give your room a tidy-up and proper clean, and remove your personal belongings from all common areas. This includes trash, toiletries in the bathroom, or food in the kitchen (make sure to check the fridge, drawers, and pantries). Failing to do so, and leaving the space in very bad conditions, can lead to fines that would be deducted from your deposit as stated in your Rental Agreement.

    How do I report a broken, damaged, missing item before moving out?

    They encourage you to always report any broken, damaged and missing items during your stay with them by creating a ticket. Once you terminate your contract, they will send you a confirmation and the next steps to follow. Those steps include reporting any damages or missing items to them. Please take that chance and reply to that email by sending them a detailed report on the damages and include pictures or videos if it helps explain and clarify the issue. This will not only help them make the correct assessment of your room status but refraining from doing so could delay the deposit refund process.

    Do you include linens?

    Depending on the location of your new home, they might provide you with a mattress protector, a duvet, a duvet cover, pillows, pillowcases, a bedding set and a fitted sheet. Your contract will share details whether these items are available in your region. These linens should be returned to the property if you decide to move out. They recommend that you also get extra sets of your own.

    Are there house rules around cleaning?

    • Tenants in each apartment are welcome to design their own cleaning agreements as long as the apartment remains tidy and no inventory is damaged.
    • They highly recommend airing out each space twice a day for at least twenty minutes by completely opening the windows. This prevents stuffiness and mold.
    • From their experience with their co-living members, they can share with you some best practices:
    • Sweep weekly
    • Mop the floors weekly or biweekly
    • Wash sink and toilet every two days
    • Clean out the fridge once a week
    • Wipe down kitchen surfaces after each use, and additionally at least once a week
    • The trash should be taken out when it’s full, or at least once a week, whichever comes first
    • Hang the curtain outside the tub after showering to prevent discoloring
    • Keep in mind that keeping the units clean is your responsibility, therefore you should ensure a clean state of the apartment at all times.

    How and where in their building do I dispose of the trash?

    Depending on the building, some the property properties have private trash/ recycling containers and others share them with neighboring buildings. Whatever the case is, make sure to always sort out the trash according to the local recycling rules and never leave trash/recycling outside the containers to avoid pests, fines, and unsanitary conditions. These containers are usually located in the basement or the back/front of the building. In some buildings, you’ll receive a key to access the trash cans. Make sure to always lock the containers after you use them and take the key with you. It is very common to forget the key in the trash cans!

    Am I allowed to have guests?

    The way they see it, your room is your home. They want to provide you with the best living experience and make sure you feel as comfortable as possible. You can have guests and invite anyone to stay with you for up to 5 days. Please keep in mind this is only allowed if you are home, and should always be communicated beforehand to your flatmates. If any guests stay for longer than five days a month, it is considered a breach of contract. However, slightly longer stays may be possible if your flatmates agree.

    Who has access to the flat, and how will I find out about visits?

    • Besides flatmates and their guests, it is important to keep in mind that some external visits could be expected:
    • Cleaning staff: Each time someone moves out, the turnover cleaning will take place in the free room. They will send you an email informing you of the move-out as a reminder. Their cleaning staff also accesses your flat if you have a weekly/biweekly cleaning service included. This cleaning takes place on a fixed day. You can expect their staff to access the apartment at any time on that day.
    • Technical staff: Sometimes their technicians need to attend to damages inside the apartments. This could be a response to an issue you or your flatmates reported to them but it could also be damage coming from a neighboring apartment that may cause issues in your flat.
    • Facility managers: As Landlord, both the property and its agents are entitled to view the property in the event of sufficient cause. In case of emergencies, for example, they may need to access the flat without notice since it poses a definite danger, and managers need to examine and conduct necessary counter measures.

    Can I visit/view the apartment?

    1. They truly value your interest in their properties and understand the importance of finding the perfect home. Due to the high volume of applications they receive, organizing individual viewings for everyone interested becomes challenging.
