Cancellation Policies

Cooling Off Period

1. If the cancellation request is received at least 31 days in advance, the Resident's liability will be waived for the balance of the rent for the remainder of the term and the rental amount paid will be refunded in 21 days. The service fee is non refundable. 2. If the cancellation request is received between 10 days and 30 days, the Resident will be charged a 2-week period of rental payment and his/her liability will be waived for the balance of the rent for the remainder of the term after 2

No Visa No Pay

If the cancellation request is based on a visa denial and supported by valid proof, the Resident’s liability for the balance of the rent for the remainder of the term will be waived and the rental amount paid will be refunded in 21 days. The service fee is non refundable.

Extenuating Circumstances

The termination request should arise from an extenuating circumstance, including serious illness, government obligation, visa refusal, allergies, work relocation etc. along with supporting proof from an authorized agency. The emerging circumstance shall be accepted by the property as a valid reason for early termination.

Replacement Tenant Accepted

1. The resident shall find a suitable replacement to occupy the room/apartment for the remainder of the Agreement without any vacancy gap between the two bookings. The accommodation application of the new person shall be approved by property management, and a Ca$100 admin fee will be charged for the verification, onboarding and admission of the new resident. 2. Other cancellation policies

The service fee of Ca$ 200, is received for the entire online booking service and covers all costs associated with the booking and securing of the room. If the booking is cancelled even without any deposit or rent payment made, this fee is non refundable.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Guarantor Requirement

You need to provide a guarantor to book a room with the property. 2. The property accepts both international or canadian guarantors.

Booking Deposit

1. The property requires the last rent (one month's rent) to secure the room. 2. You will also need to pay the first month's rent prior to moving in.

Additional Fees

1. Service fee for 200$ (Non Refundable, One time payment) 2. Key Deposit for 300$ (Refundable, Taken for keys)

Rent must be paid monthly, in advance.

Amber will help you book the property as per your requirements. No- we do not charge you for our services, unless specified others.

How do I cancel a booking?

You can cancel your booking before the contract begins as per the cancellation policies mentioned on our page. Do read through the property's cancellation policies, and get in touch with us to know more.

What if my visa application was denied?

If you want to cancel the booking as a result of the visa being denied, you may be eligible to be released from the booking provided you supply the valid visa refusal documents to the property team & any amount paid will be refunded in 21 days.

When should I book?

You should book well in advance to avoid disappointment. We do accept late bookings, however, this is based on availability which may be limited. Most accommodations have great offers which can be availed by early booking, we suggest booking your ideal accommodation as soon as possible.
