Within 7 days from the moment of booking, you have the right to cancel your booking. This must be in writing (email) to the property management and they will refund to you in full minus any bank charges if applicable. This clause only applies to bookings starting in more than 7 days. Once full or partial payment has been received and T&Cs accepted, the Customer will be liable for the payment of rent and the other obligations set out in the Terms and Conditions of Tenancy. No Visa No Pay

If your Visa application for the planned destination of travel (UK or Ireland) is rejected, a full refund will be offered. If your Visa application has been declined, a full refund will be offered subject to sending your visa rejection letter within 7 days of receiving it. Please note that this does not include situations where your visa has been granted and subsequently withdrawn. This letter must include a date and the student's name.

Replacement Tenant Accepted

After moving in: After the customer collects his/her keys, the customer will be liable for the payment of rent and the other obligations set out in the Terms and Conditions of Tenancy (Assured Shorthold Tenancy). In the event the customer wishes to move out, he/she should contact the team who will be able to assist, but the customer must find a replacement tenant to take over the Tenancy and pay any associated administrative and clerical fees to carry out the transfer.

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

When should I book?

You should book well in advance to avoid disappointment. We do accept late bookings, however, this is based on availability which may be limited. Most accommodations have great offers which can be availed by early booking, we suggest booking your ideal accomodation as soon as possible!

Can I make group bookings?

Does Amber charge any service fees?

Amber will help you book the property as per your requirements. No- we do not charge you for our services, unless specified others.

How do I cancel a booking?

What Is Individual Leasing?

Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common area. If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.

What Is a Guarantor?

A guarantor is an individual that signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.

Will I Need a Guarantor for My Lease?

If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass our background and credit check then you will need a guarantor or to pay the entire lease term up front.
