Before Check-in: The booking fee is non-refundable. Agency/administrative fees are non-refundable once the booking request has been accepted. Cancellation 60 days or more before arrival: 100% refund of the first month's rent. Cancellation between 59 and 30 days before arrival: 50% refund of the first month's rent. Booking Deposit

A booking deposit equivalent to one month's rent is required to secure the booking. The deposit is subject to the cancellation policy below.

Guarantor Requirement

Students must provide a guarantor (individual or corporate) as part of the booking process. Students without a French guarantor may use SmartGarant as an alternative guarantor service. Required documents: Students: Identity document, university enrollment proof, guarantor documents, or SmartGarant guarantee deed. Non-students/Guarantors: Identity document, employment contract, proof of income (last 3 months), and guarantee deed.

Additional Fees

A contract opening fee of €330 is payable directly to the homeowner. This fee is non-refundable once the booking has been accepted.

Yes. Multiple booking requests can be submitted using the same email address. If one booking is confirmed, the remaining pending requests are automatically cancelled without charge. Additional booking requests submitted after a confirmed booking may be charged if accepted.

Is it safe to book without visiting the property?

Yes. Properties are verified before being listed. The first payment is held for 48 hours after check-in, allowing time to report any significant issues with the property.

What happens after the booking is confirmed?

A confirmation email is sent with the landlord's contact details to arrange the contract signing, check-in, key handover, and any remaining move-in requirements.

Which payment methods are accepted?

Payments can be made using a credit card, PayPal, or bank transfer. Installment options may also be available through supported payment providers, subject to eligibility.

When is the payment charged?

The payment is pre-authorized when the booking request is submitted and is charged only after the landlord accepts the booking request. If the request is declined, the pre-authorized amount is released.

When is the security deposit paid?

The security deposit is paid after the booking is confirmed and before check-in, as instructed by the landlord. It is refundable at the end of the tenancy, subject to the terms of the rental agreement.

Are there any hidden fees?

No. Any mandatory charges are disclosed in the property's pricing information before booking.

Which documents are required to complete a booking?

Required documents may include a valid government-issued ID, proof of the reason for the stay, and financial documents or guarantor information, depending on the property's requirements.
