Cancellation Policies
  • No Place No Pay
    If you are declined a place to study at a university located in the same city as your accommodation, you may cancel and obtain a full refund, unless: 1. You are declined a place for any reason other than not meeting the academic requirements to obtain a place (including, but not limited to, academic or other misconduct, financial reasons, or withdrawing from your application or course) 2. You did not complete all necessary steps required by your university to complete your application in time.
  • Cooling Off Period
    For AY 23-24 (STLs): The property does not offer any cooling off periods, all contracts are legal and binding. For AY 24-25: Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; your cooling off period is 5 days from the date of booking, for bookings made until 27th May 2024, and 48 hours for bookings made on or after 27th May 2024.   • No Visa No Pay
    If you are declined a Visa to study in the UK, by UK Visas and Immigration, you may cancel and obtain a full refund if notice is provided to the property before 16th August 2024, unless: 1. You did not complete all necessary steps required by UKVI to complete your visa application 2. Your university was unable to issue you with a CAS Number to obtain your visa owing to you not completing all necessary steps to complete your application to study. Please note: - 1. You must supply suitable proof

    Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

    Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Do I need to be a student to live in property accommodation?

    Yes. You need to be a full-time student to live at the accommodation.

    What type of rooms do you have?

    The property has a number of student room options to choose from, all designed to give you the best student living experience. They have a range of luxury studios as well as shared apartments – each room however has its own ensuite, bed and study desk.

    Do you offer dual occupancy rooms?

    Yes! If you want to live with a partner, they offer dual occupancy rooms in many of their buildings at the property, with an extra charge of 20%. The exception to this is Belfast, where all rooms are single occupancy only.

    When do I need to book my student accommodation?

    Rooms at property are quick to sell out, so the best time to book your student accommodation is when you’re applying for your university. If you don’t meet your grade requirements for your chosen uni, and aren’t offered a place, you can cancel your room free of charge.

    Can I stay during holidays?

    Yes. Their contracts allow you to stay over the winter holidays, with the option of staying over summer by choosing a 52-week contract.

    If I haven’t been accepted to university yet, can I still secure a room?

    You certainly can. And in the event your place is declined, you can cancel free of charge, unless:

    You were denied a place for any reason other than not meeting the academic requirements to obtain a place (including, but not limited to, academic or other misconduct, financial reasons, or withdrawing from your application or course)
    You did not complete all necessary steps required by your university to complete your application in time
    The Occupation Period outlined in your Licence Agreement has begun.
    If you are initially declined a place to study at university, or progress into the next academic year, you must immediately notify them if you intend to appeal the decision. They will confirm to you whether you will continue to benefit from this additional policy during and subsequent to your appeal being made.

    Are the rooms suitable for disabled access?

    They have many accessible rooms across their buildings – these feature a bigger bathroom, step-free access, and adaptable features.

    Are pets allowed?

    Unfortunately, accommodation facilities are not suitable for pets, so they do not allow them in their buildings. But they love to see your photos of them!

    Can I have visitors? How long can they stay?

    Of course! You can have a guest stay up to 2 consecutive nights free of charge. You’ll need to make sure that they are signed in at reception, and always with you whilst in the building.

    Can I move into the accommodation early?

    It might be possible to check in earlier than your contract starts, if your room is empty over the summer. Get in touch and they can let you know the earliest date that you can move in.
    Once your contract has officially started, you can move in at any time. Closer to the start date, they’ll ask you to let them know when you plan to arrive so that they can make check-in as seamless as possible – but if you need to amend this date and time, you can easily do so from within your Accommodation Account.

    How long is the usual contract?

    For most buildings at the property, you can choose between two contract length options: 45 weeks or 52 weeks. Booking a 52-week contract allows you to stay in the building over the summer holidays.
    Some of their buildings only have the option of 45 or 52-week contracts – you’ll see the options available when booking your room.

    Do you do short-term contracts?

    They have some studios available with shorter contracts in their residences across the UK and Spain. Perfect if you are only studying for a term at a time or on a language course that lasts a few months.

    What are the payment options?

    When you book your room, you’ll be offered the choice of paying in One (Annual) or Four Instalments. You’ll pay for the first 4 weeks of your contract when you book – this is the Advance Licence Fee.
    During the booking process, you’ll be presented with the payment due dates and amounts dependent on the building and instalment option that you’ve chosen.
    When it’s time to pay, you can simply make your payment via card or bank transfer via your accommodation account. They have a number of payment methods dependent on the country your bank is located in – but these include all major credit and debit cards, and if you’re an international student, even bank transfers to a local bank in your home currency!

    What happens if I forget to pay on time?

    If you think you might not be able to complete your payments on time, it’s really important that you get in touch with them at the earliest opportunity.

    Can I book my room close to my friends?

    At accommodation, you choose your own individual room from their availability, so absolutely! Get in touch with their Lettings team and they can help you select a room close to your friends.

    Do I need a guarantor to book a room?

    No, you don’t need a guarantor to book a room at the property.

    Do you charge a deposit?

    They don’t charge a deposit to live at the accommodation. However, if any damage occurs while you live in the room, you will be expected to pay for any damages caused before you check out.

    The Advance Licence Fee payment that you pay when you book your room is a pre-payment of the first 4 weeks of your contract and therefore isn’t refunded at the end of your stay.

    What is your cancellation policy at accommodation? Can I cancel if I’ve already booked or paid?

    24/25 Academic Year
    Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; your cooling off period is 5 days from the date of booking, for bookings made until 27th May 2024, and 48 hours for bookings made on or after 27th May 2024.

    You can also cancel free of charge under the below additional policies:

    “No Place, No Pay”

    You did not complete all necessary steps required by UKVI to complete your visa application
    Your university was unable to issue you with a CAS Number to obtain your visa owing to you not completing all necessary steps to complete your application to study.
    Under both additional cancellation policies:

    You must supply suitable proof to them in writing within 48 hours of being made aware of the change in circumstances and they may request additional information to support your cancellation request to satisfy ourselves of the circumstances of your request.
    If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student.
    Should you need to make a request to cancel your accommodation under any of the above policies, you should send your request in writing (with supporting evidence attached)
    Once you have booked and your cooling period has elapsed, you are bound into a legal licence agreement which requires you to pay for the full period of the licence agreement. They suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you contact them.
    If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.

    Clearing Room Cancellation Policy

    There is no cooling-off period for their Clearing Rooms.
    You can only cancel free of charge in line with the “No Place, No Pay” policy above.
    Outside of these terms, in order to cancel you must organise a replacement student to take over your contract and take over the liability for the License Fee (and you will still be responsible for all payments until a replacement is found). For the avoidance of doubt, if at any point you have checked in to your booking, you are no longer eligible to cancel free of charge and must find a replacement student.
    If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.

    Can I leave early and get the remainder of my license fee back?

    Unfortunately, you are committed under the license period to pay the full license fee. They may have a waiting list of people that would like to take over your booking which would then relinquish you from your contract. They cannot refund your license fee until a replacement is found to take over your booking.

    Are utility bills included at accommodation?

    Yes! Accommodation is all-in.

    Do I need to pay for a TV license and council tax as a student living at accommodation?

    If you plan on watching/recording any live terrestrial TV or on BBC iPlayer, you will need to pay for your own TV Licence. You can set up your TV Licence here. You only need a TV Licence if you’re living in the UK.

    If you’re living in Spain, you do not need to buy a TV Licence.

    You shouldn’t need to pay council tax in the UK as a full-time student. They might ask for evidence of your student statthem at any point during your stay in order to ensure you are exempt from council tax.

    How secure is my room?

    Your room is absolutely secure. All door entry is key fobbed, they have CCTV and their on-site staff are available at reception or patrolling the building 24 hours a day. Their job is to protect you and the building at all times.

    Is there WiFi in the room and how fast is it?

    All their buildings offer a superfast Wi-Fi connection which allows you to stay connected wherever you are in the building; in your studio, around the residence or in the hub space.

    You will also have your own individual private & secure personal wireless network. Unlike services at other providers, not only can you connect each of your devices to the internet but you can also enable 10 personal Smart devices to discover and connect to each other. This means that you can share content between your Smart devices in a private and secure way just like you would in a traditional home setting and you can do it safe in the knowledge that nobody else in the building can connect to them.

    Their WiFi speeds are as follows:
    • 250 mbps Wi-Fi in all buildings in the UK and 100 mbps in their buildings in Spain
    • 500 mbps Wired connection through the internet ports (excluding Birmingham, Edinburgh and St Albans as they have no internet ports, and Spain, when they offer 100 Mbps)

    Can I smoke or vape in my room?

    No. As per UK Legislation, it is against the law to smoke indoors. Also, as per your Licence Agreement, it is not permitted to smoke or vape inside any accommodation building. There are designated smoking areas at each of the developments which you are welcome to use.

    Is there a cleaning service and is it included in my fee?

    A fortnightly clean of your studio is part of the service at accommodation. Their brilliant housekeeping team will provide a 20 minute clean of your floor, kitchen worktop surfaces and en-suite to keep things clean for you. They do this to ensure your room is kept in the very best condition throughout the year and to minimise the damage. However, they will not tidy your belongings or wash your dishes to respect your privacy.

    If you would like to book additional deep cleans (excluding Barcelona buildings), please speak to a member of the management team who can discuss the options with you and book an additional clean at a time to suit you.

    The housekeeping team will also clean all communal areas but are not responsible for throwing away your rubbish, so please be mindful and respect the building.

    Are events planned for residents?

    They organise regular events for all accommodations. From PT classes, to craft workshops and cooking classes, there’s an event to spark everybody’s interests. Plus, they partner with luxury brands like La Mer, Harvey Nichols and L’Occitane to bring you the best event experiences of any student accommodation in the world.

    Do you offer laundry services?

    All their residences have an on-site laundry room with washing and drying machines where you’ll simply pay for any washing or drying you need.
    The laundry rooms are open 24 hours a day.

    Do you offer airport pick-up/drop off?

    Unfortunately they do not offer airport services, however all of their buildings are located centrally and are easily accessible by public transport or taxi.

    When can I book for next year?

    If you haven’t yet booked with them but are interested in booking for next year, their new booking launch will open in early November. If you have a booking with them for the current year and are interested in staying again for next year, keep an eye out for communication from them about Rebookers opening in October.

    What’s included at Property ?

    Property is all-in. Free breakfast, utility bills, private bookable spaces, on-site gym, housekeeping, outdoor swimming pool, regular events, and much more are all included when you move in.

    Can I choose my room?

    Yes, but provided the room is available. You can book the exact room you want when you book directly through their website or speaking to their Lettings Team.

    Can I book a viewing?

    Yes! Contact accommodation team to book a viewing.

    What do I need to bring when I move into accommodation in Barcelona?

    Accommodation rooms in Barcelona include all furniture, as well as bedsheets, a duvet and towels. Each room has a microwave and sink, and all rooms (except Lite room types) feature a full kitchen including a hob, extractor fan and oven.

    For the safety and security of all accommodation residents, they kindly request that their residents do not bring any of the items from the list below:

    Is there a laundry room?

    Yes – they have a laundry room in the building. When using the laundry rooms, all you need to do is top up your account to start using the machines.

    Is there a car park? Is it included in the fee?

    They have a number of car parking spaces available at this building for disability access only, if you need a spot, please speak to their Lettings Team.

    Is there a bike store? Is it included in the fee?

    Yes! All of their buildings have bike stores, and they’re included in your fee. They also have property bikes that you can use whenever you want.

    Do you offer printing facilities?

    Yes, all of their buildings have on-site printing facilities. When you arrive, you will receive an email to set up your printing account – once you have confirmed you can add credit to your account and start printing.

    How do I receive mail and packages?

    There is a 24-hour secure parcel room in the building, so you can collect your parcels when they arrive.

    What size bed do I get?

    The standard size bed is a double, however you can upgrade your room type and get a king-size bed.

    How close is Property to university?

    Pedralbes is ideally located for ESADE, IESE Business School, and UPC students. They’re just a 5-minute walk from ESADE’s main campus, and less than 10 minutes away from IESE Business School and Universitat Politècnica de Catalunya.

    Where’s the nearest public transport to Property ?

    Pedralbes has multiple bus stops around it that allow you to explore in and outside of the city. The closest underground Tram stop, Palau Reial, is just a 12-minute walk away. Reina Elisenda station is also a 12-minute walk from the building.

    What shops are close to Property ?

    The closest supermarket is just a 10-minute walk from Pedralbes, and in 20 minutes you can get to Sarrià, a beautiful neighbourhood with a varying choice of bars, restaurants and shops.

    Can I see the building before I move in?
