Cooling Off Period

The property does not offer any cooling-off period; all contracts are legal and binding.

Replacement Tenant Accepted

If the tenant wants to cancel the booking, they must find a replacement tenant; otherwise, they must remain responsible until the end of the tenancy.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Booking Deposit

You will need to pay an application fee (non-refundable) of $10.

Security Deposit

The tenant must pay a deposit, which may vary depending on the room and tenancy selection.

Pay In Instalment

Full payment is required. Payment is due between the 1st and 4th day of each month of tenancy.

Mode Of Payment

Payment can be made by credit card, debit card, money order, or cashier's check.

Guarantor Requirement

The applicant must have a combined monthly income of at least 2.5 times the rent. A personal guarantor must have a combined income of at least 4 times the rent. The applicant and guarantor must have a good-standing R.V. index score, with no negative credit history, including collections, high-balance overdue accounts, evictions, or criminal history. The Guarantors (3rd-party guarantor service) is available for students who are unable to pass the screening criteria and do not have or do not want a personal guarantor. The Guarantors considers the tenant's credit and financial history when assessing their risk.

Additional Fees

Parking fees are $60 for single parking and $100 for tandem parking. Pet rent is $40 per month. A one-time $200 security deposit is required to cover damages upon move-out.

You should book well in advance to avoid disappointment. We do accept late bookings, however, this is based on availability which may be limited. Most accommodations have great offers which can be availed by early booking, we suggest booking your ideal accommodation as soon as possible!
