If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. How far is the property from the University of Florence?

The property is around a 15-minute walk from the University of Florence, depending on the faculty. It is approximately a 15-minute walk from the Campus delle Scienze Sociali and UNIFI campus, and 16 minutes on foot from the Edificio D15 building. Faculties located further away can be reached by a bus ride of around 32 minutes. For study-abroad students, Florida State University is approximately 45 minutes away by bus, NYU Florence is 42 minutes away by bus, and Gonzaga University is 35 minutes away by bus.

What is included in the monthly fee?

The monthly fee includes high-speed Wi-Fi in private and shared areas, with a LAN connection of up to 250 Mb/s in the room. Electricity, water, heating, and air conditioning are also included. The fee also covers reception and overnight security services, routine maintenance, weekly room cleaning, and access to community events and activities.

How does the cleaning service work?

Common areas are cleaned daily, while rooms are cleaned once a week, including floors, surfaces, and bathrooms. The cleaning service is included in the stay and follows a mandatory schedule, so residents cannot opt out of room cleaning.

What if I don't get into university?

If you are not admitted to your chosen university or exchange programme, decide to study in another city, or your exchange programme is cancelled before the contract start date, you may request to cancel your booking by providing official supporting documentation within 72 hours of receiving it. If the request is approved, the contract will be cancelled and the security deposit will be refunded in full. If the contract has already started, you may still cancel the booking; however, rent will be charged up to the month in which the cancellation is notified, with any started month charged in full, and the security deposit will be retained as a cancellation fee.

Can I have visitors?

Yes. Visitors are allowed from 9:00 AM to 11:00 PM, subject to reception registration and staff approval, with a maximum of two visitors at a time. Overnight guests and access to the gym for visitors are not permitted.

Can I register for Italian "Residenza" (permanent address) at the property?

No. As this is an accommodation and services agreement, it is not possible to register an Italian Residenza (permanent address) at the property. However, residents may use the property as their Domicilio (temporary address) for the duration of their stay.

How do I get from the property to central Florence?

The property is well connected to central Florence by public transport, including a nearby tram stop, making it convenient to reach the city centre, shops, and cultural sites without a car.

How long does a viewing take?

It can take anywhere between 10 and 60 minutes to tour the student accommodation in person. Virtual tours are also available.

Can I choose who my flatmates are?

In case of a Twodio or double room, residents can request specific flatmates when booking, subject to availability.

Do you provide female-only accommodation?

Yes, single-gender Twodio or double rooms may be available, subject to demand and flat availability.

Do I need to be a full-time student to book a room?

No, the only condition is that you are a student or a shareholder in university industries, such as a researcher or visiting professor.

Is there an age limit for booking?

To live in the accommodation while studying at university, residents generally need to be 18 or older. In some cases, residents who will turn 18 shortly after check-in may be allowed to stay with parental or close-relative approval.

Can I personalise my room?

Yes, as long as the room can be returned to its original state at check-out.

Where can I smoke?

Smoking is not allowed inside the residence. Residents may smoke outside, with some buildings requiring residents to smoke a few metres away from the building.

Can I bring a pet?

Pets are not allowed in the building. Exceptions may be considered for medical circumstances.

Are there any social events for residents?

Yes, social events are hosted throughout the year, including cultural, spiritual, fitness, and other community activities.

If I don’t get on with my new flatmates, can I change rooms?

If residents have difficulties with their flatmates or roommate, the residence team can assist with possible room changes, subject to availability.

What happens if something in my flat breaks or doesn’t work?

A maintenance team is available to assist with maintenance issues. Residents can submit a maintenance request to the reception team.

Can I have friends or family to stay?

Visitors are allowed until 11pm. Guests cannot stay overnight at the residence.

Are the social spaces always open?

Some social spaces may need to be booked in advance, while most common areas are open 24 hours a day unless alternative opening hours are advertised.

Is Wi-Fi included?

Yes, high-speed broadband and Wi-Fi are available in all rooms, social spaces, and communal areas. Residents can connect up to 24 devices.

Where do I do my washing?

On-site laundry facilities with washing machines and dryers are available. The laundry facilities can be accessed through an app.

What equipment is in the gym?

Residences with on-site gyms may offer free weights, weight-training equipment, cardiovascular equipment, yoga mats, and, at some locations, specialised fitness equipment or dance and yoga studios.

Can I have parcels delivered to the building?

The reception team can accept parcels and signed-for items. Residents receive an email notification when their package is ready for collection. Food deliveries must be received by the resident.

How secure is the bike storage?

Most bike storage areas are located inside secure properties and are accessible to residents. Some residences have outdoor bike storage. Residents are recommended to use a secure bike lock.

Is there parking for students on site?

Some residences have on-site parking available for residents.

What documents do I need to check in?

Residents need to provide a copy of their ID at check-in. It is also recommended to bring a printed copy of the tenancy agreement.

What time can I arrive on the day I move in?

Residents arriving during standard working hours will be welcomed by the accommodation team. Security services are available outside these hours.

Where can I park when I’m unpacking?

Residents can contact the residence team before their move-in date for information regarding parking during move-in.

Is it okay to arrive out of hours on the day I move in?

Yes. Outside office hours, the security service can verify the resident's identity and provide access to the room. The check-in procedure can then be completed with the accommodation team the following day.

Is there always a member of staff available on site?

Yes, the accommodation team is available during opening hours, while the security team is available outside these hours.

How safe is the accommodation?

Most entrances are access-controlled and monitored by CCTV 24 hours a day. Flat doors are also key-controlled, and resident teams are available on site for additional support.
