TL;DR
- EPC ratings explained: UK Energy Performance Certificates (EPCs) rate a property's energy efficiency from A (most efficient) to G (least efficient).
- Energy costs: Lower-rated properties may have higher estimated energy costs, especially when the rent doesn't include gas and electricity.
- 970+ UK student accommodation listings on amber were analysed to assess their energy performance using whole-building and flat-level EPC ratings.
- Whole-building assessments: 82% of rated properties achieved EPC B, while 18% achieved EPC A.
- Flat-level assessments: 55% of rated properties received EPC C, while 26% received EPC B.
- Check before booking: Ask about bills, fair-use limits, heating systems, window glazing, and the EPC validity.
- EPC isn't everything: It does not tell you about cleanliness, noise, damp, maintenance quality, or property management.
A student home is more than the weekly rent. Picture this: you have narrowed your accommodation search down to two properties. They are in the same area. The rooms look similar. The commute to university is almost identical, and the weekly rent is close. But one property has an EPC rating of B, while the other is rated D.
It is easy to scroll past that letter when you are more focused on rent, room size, and how far you will have to walk to lectures. But it is worth a second look. An Energy Performance Certificate, or EPC, indicates how energy efficient a property is. That can offer useful clues about how much energy the building may need for things such as heating and hot water. It will not tell you exactly what your future energy bill will be, but when you are comparing two homes, it can be a useful tool.
One Letter, Bigger Impact: Why Energy Efficiency Matters
An EPC can look like just a piece of paperwork, but the reason it exists is much bigger. Buildings account for around 30% of global energy demand. According to the IEA, residential buildings make up about 70% of that building energy demand. Space heating and water heating together account for roughly 70% of the energy used in homes.
According to the UK government's figures for 2025, the buildings and product uses sector accounted for 22% of UK greenhouse-gas emissions. Around 66% of emissions within that category came from fuel combustion in residential buildings.
For a student, the takeaway is simple: An inefficient home can need more energy to do the same job. From heating your room to hot water & keeping the property comfortable. It means the efficiency of the building has a place alongside rent, bills, and location when you compare options.
Understand Your EPC in 60 Seconds
You do not need to understand the calculations behind an EPC. For house hunting, you just need to understand what these letters stand for.
Estimated Energy Costs: Read Them as an Estimate, Not a Promise
Your EPC may also show estimated energy costs. These figures are based on standard assumptions about how a home is occupied and heated. Estimates typically cover regulated energy uses such as heating, hot water, and lighting, rather than everything you plug into the property.
Your real spending can look different depending on the following factors:
- No. of people living in the property
- Use of heating
- Time everyone spends at home
- Weather
- Energy tariff
- Hot water usage
- Electrical appliance usage
For me, sustainable student housing means accommodation that is designed to provide a comfortable and healthy living environment for students while minimising its impact on the environment. This can include features such as solar power, energy-efficient lighting, and sustainable heating systems. Waste reduction and recycling are equally important, as they help reduce environmental harm and lower our overall carbon footprint.

Look Beyond the Letter
The certificate can also tell you more about why a property received its rating. An assessor looks at characteristics such as the building's construction, insulation, glazing, heating system, heating controls, and hot-water system. As a student, these are the areas worth noticing:
| Part of the property | Why you should care |
|---|---|
| Heating | An efficient system can use energy more effectively. |
| Windows | Better glazing can reduce heat loss & draughts. |
| Walls | Insulation can help keep heat inside the property. |
| Roof/loft | Poor insulation can allow heat to escape. |
| Hot water | The system contributes to energy use. |
| Lighting | Fixed lighting is included within the EPC assessment. |
How Energy-Efficient Is the Student Accommodation Market?
EPC Ratings of 970+ UK Student Accommodation Properties on Amber
| Property Assessment Type | EPC Rating | Percentage of Properties |
|---|---|---|
| Whole-building rated properties | EPC-B | 82% |
| Whole-building rated properties | EPC-A | 18% |
| Flat-rated properties | EPC-C | 55% |
| Flat-rated properties | EPC-B | 26% |
What Do These Letters Actually Change for You?
An EPC is useful only if you know what to do with the information. For students, it reduces to three important things.
1. Energy Spending: If your gas or electricity is not included in the rent, energy efficiency becomes more important. A less efficient property may need more energy to provide heating or hot water. Government EPC data also shows that lower-rated homes tend to have higher energy costs. Resulting in higher utility costs for students.
2. Room Heating: Features such as wall and loft insulation, glazing, and heating efficiency affect how much heat a building loses. Better insulation reduces heat loss & efficient glazing can help keep warmth inside.
3. Environmental Footprint: An energy-efficient building uses less energy to provide a given amount of heating or lighting. Lower energy demand can reduce carbon emissions and make EPC useful for students who want sustainability to be part of their housing decision.
When Should an EPC Become a Booking Red Flag?
A low EPC should not automatically make you close the listing. It should make you ask more questions. The age of the certificate is worth checking because EPCs are generally valid for 10 years. A property may therefore have changed since its certificate was issued. A particularly low rating deserves more investigation. Start with:
- Are gas and electricity included in the rent?
- If bills are included, is there a fair-use limit?
- What type of heating does the property use?
- When was the EPC completed?
- Are the windows single, double, or triple glazed?
- Can I see the EPC before booking?
What an EPC Tells You and What It Doesn't
An EPC assesses the building's energy performance. Government guidance specifically states that the assessment does not confirm the building's condition of maintenance.
| EPC can help indicate | EPC does NOT tell you |
|---|---|
| Energy efficiency | Cleanliness |
| Heating efficiency | Quality of management |
| Insulation and glazing characteristics | Noise |
| Estimated running costs | Whether the room is big enough for you |
| Building energy characteristics | Whether there is currently damp or mould |
| Potential efficiency improvements | Whether maintenance requests are handled quickly |
A C-rated property can have bad maintenance, and a lower-rated property could still have a good landlord, maintained rooms and bills that work within your budget. The certificate is just a part of the picture, and not the entire picture.
Which Student Cities Make the Energy Grade?
Through his daily interactions with Property Management Groups (PMG) managers and operators, Shrey Nagori brings firsthand industry insights into how energy efficiency impacts students’ living costs. Sharing his perspective, he says:
In today’s world, environmental responsibility is a shared commitment, and we should all be conscious of our energy consumption. A property’s energy efficiency rating also has financial implications, particularly when utility bills are not included in the rent, as it can significantly influence a student’s overall living expenses. Therefore, students should enquire about the property’s EPC rating and potential energy costs before finalising their accommodation, allowing them to make a more informed and financially sustainable decision

Should EPC Affect Where You Live?
Yes, but it shouldn't decide for you. If you pay your own gas or electricity bills, then the EPC deserves attention. If your accommodation includes bills, the EPC becomes less of an immediate budgeting question. It can still tell you something useful about the building's energy efficiency.
A room that saves a little energy but adds an hour to your daily commute may not be the best choice. Look for things that shape your everyday student life: Can you afford it? Is the location right? Is the room in good condition? What does the rent include? Then use the EPC to make your comparison sharper.
