No Visa No Pay

Cancellation is permitted if the student's visa application is refused (excluding cases where a granted visa is later withdrawn). Sufficient supporting evidence, such as a visa refusal letter or official documentation from the visa authority or embassy, must be provided. If the cancellation request is submitted before the tenancy start date and sufficient evidence is provided within 4 weeks of submitting the request, the student will be released from the Tenancy Agreement from the tenancy

Cancellation is permitted if the student fails to obtain the required grades to begin university and therefore does not have student status. Sufficient supporting evidence, such as official documentation from UCAS or the university, must be provided. If the cancellation request is submitted before the tenancy start date and sufficient evidence is provided within 4 weeks of submitting the request, the student will be released from the Tenancy Agreement from the tenancy start date. Early termination by students

If the cancellation criteria are not met, the student remains liable for the full rent for the entire tenancy unless released at the property's discretion. If the property agrees to release the student after the tenancy has started, the student remains liable for rent for 4 weeks from the date written notice of release is issued unless an approved replacement tenant takes over earlier. The academic year ending early or examinations finishing early does not qualify for early release.

Replacement Tenant Accepted

The student may propose a suitable replacement tenant if they do not meet the cancellation criteria. A Cancellation Request Form must be completed to request approval. Approval of the replacement tenant is at the property's sole discretion. All outstanding balances must be paid before the student can be released. Extenuating Circumstances

Cancellation may be permitted for exceptional circumstances in accordance with the ANUK/Unipol National Code. Examples may include serious medical grounds or bereavement. Supporting evidence is required. The property will determine whether the submitted evidence is sufficient. The property may request additional information before making a decision.

Other cancellation policies

Cancellation requests meeting the cancellation criteria must be submitted using the Cancellation Request Form together with supporting evidence. The property will either confirm its decision or request additional information. Failure to provide sufficient evidence may delay the decision. If cancellation criteria are met before the tenancy start date and the student has not checked in, the student will be released from the tenancy from the tenancy start date, provided sufficient evidence

Booking Deposit

A Holding Payment may be required when entering into the Reservation Agreement. If cancelled within the 3-day Cooling Off Period, the Holding Payment is fully refunded. If cancelled after the Cooling Off Period, the Holding Payment is retained. A security deposit and the first month's rent must be paid within 5 days of receiving the rental contract to secure the accommodation (France accommodation). Failure to make payment within the required timeframe may result in the reservation being cancelled. If the first rent instalment is not paid by 31 July, the property reserves the right to cancel the booking.

Security Deposit

A fully refundable security deposit is required together with the first month's rent (France accommodation). The security deposit amount varies by apartment type. The deposit covers potential damages. The deposit is refunded at the end of the tenancy provided:The accommodation is left in good condition. All tenancy obligations have been fulfilled. If the tenancy ends early, the deposit may be reduced to cover unpaid rent or damage. Where applicable, the damage deposit will be returned after deducting unpaid rent and charges relating to the condition of the room.

Utilities fee: For Bronze, Silver, and Gold studios with a roommate, an additional €110/month applies to ensure all charges are fully covered.

What documents do I need to rent student accommodation in France?

To apply for student accommodation at the property, you'll need: a valid ID (passport or national identity card), plus documents based on your situation: a school certificate or letter of acceptance for students, an internship agreement for interns, or an employment contract for salaried workers. Proof of address is also required: your last three months' rent receipts if you were a tenant, or proof of residence if you were hosted by someone. For a guarantor (who must be tax-resident in France and cover at least 2x the monthly rent before discount), you'll need: a valid ID, contact details, the latest tax notice, and income proof depending on their situation (payslips, activity reports, etc.). If your guarantor is not tax-resident in France, a corporate guarantor such as GarantMe is required.

What happens after I submit my application?

After submitting your application for student housing at the property, they will review your documents and get back to you within 3 working days. If approved, you'll receive your rental contract, an eligibility certificate if a promotional offer applies, and a summary email with all the steps to complete your booking, including signing your contract, paying your first month's rent, and submitting your home insurance certificate.

Welcome to the property! Once your student accommodation booking is finalised, you'll receive a welcome email with everything you need to prepare for your move-in day.

Is there an onsite team at the property?

Yes. At the property, their onsite team is available to answer your questions, handle maintenance requests, and support you throughout your stay. For a full overview of services and residence organisation, check your resident handbook, provided on move-in day.

What happens if my flatmate moves out of the property?

If a flatmate decides to leave the property, let their team know as soon as possible. All remaining residents stay responsible for the full rent until a replacement is found. You can propose someone to take over the lease, subject to the property's approval and standard residency criteria (a guarantor is still required for students). All changes must be officially documented and approved by their team.
