The room price includes all expenses and services mentioned later in this text. The minimum accepted rental stay is 32 nights, and tourist stays are not allowed under any circumstances. We only accept medium- to long-term stays for students and young professionals who need a room for residential purposes. The duration of our contracts ranges from 32 days up to 6 months, and you can request as many contract extensions as you wish, each for a maximum period of 6 months. The initial maximum contract duration is 6 months plus one automatic extension, meaning a total of up to one year.

A deposit of €1000 is required, which will be refunded at the end of the contract, minus a non-refundable service fee of €400 covering service charges and administrative expenses, as explained later.

The deposit and service fee must be paid directly to the property manager within 48 hours of booking confirmation and, in all cases, before the handover of keys and official check-in.

Cancellation Policies

Cooling Off Period

- Pre Check in In case of cancellation, the tenant loses one month's rent. - Post Check-In In case of cancellation, the tenant loses the deposit, Admin Fee and the current month. Unless a substitute is found and the deposit is not lost.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

You are required to pay €550 to secure this property. The amount will be refunded upon check-out.

Who will I share the property with?

None in the case of renting out an internal flat. In the case of renting out a room: unfortunately, due to GDPR requirements they are unable to share specific information about the other tenants in the property. In order to get a better idea of the other tenants in the property, they recommend that you consult their customer care team who will be able to provide you with general information on the tenants present: "e.g. mixed gender students aged between 20 and 27 years".

What are the booking costs?

Property charges a service fee which is proportional to the cost of the fee for the number of months booked. In addition to the booking costs, you can add specific costs for the registration of the contract, cleaning and sanitation. You can check for these additional costs in the ad description.

Do I have to pay a deposit?

When booking, the amounts to be paid are: one month's rent (which will be paid into the properties' landlord 48h after check in) + property commission. Once this amount is paid, the property will be reserved.

What is the monthly cost of utilities?

This information can be found in the Prices and availability section of each listing. For some listings utilities are included in the rental price for others they are excluded. For some properties utilities are included but up to a maximum monthly cap, this information will be present in the listing description or can be requested from their customer service team (e.g. utilities included up to a maximum of €150/month).

What if there is any Changes to my dates?

If during your tenancy you need to change your plans and move out early or extend your tenancy, they will be here to help you, simply contact their customer care team. Please note that property is not part of the tenancy agreement with your landlord, so you will need to inform both property and your landlord of your decision. Some rental agreements have early departure clauses, so they recommend that you check these in advance of your application. If you wish to stay in the property after your rental agreement has expired, you will need to enter a new booking request online, as this will be considered as a new rental. They recommend that you do this quickly to avoid losing your rental property.

What are the house rules?

Each property listing includes a set of house rules that are non-negotiable and set by the landlord. - Smoking Allowed: Indicates whether or not smoking is permitted on the property. It is highly recommended that you follow this rule, otherwise you risk losing the security deposit. - Pets Allowed: This will indicate if the landlord will allow pets to enter the property, it is recommended that you add information about your pet in the notes to your booking request so that the landlord is informed in advance. - Overnight Guests: Most owners do not allow guests to stay in shared properties, so please check if this is allowed or if the landlord will charge a supplement. - Couples allowed: Room owners do not allow couples inside the room.

Is there any extra booking costs which needs to be paid?

As they work with both property managers and private owners, you may find administration fees in some listings. These are fees that are charged by property managers to cover administrative costs, including, but not limited to, contract registration, inventory checks, reference checks, cleaning and sanitation costs. If your listing contains an administrative fee, you will find information about this in the Pricing and Availability section of the listing. These costs are NOT included in the property commission and will be payable directly to the landlord after the booking.

What happens if there are problems?

In case of problems, you can contact your reference property agent who will assist you in resolving any issues. For added security, the money you have paid will be sent to the landlord within 48 hours of check-in.
