  • Early termination by students
    Early move-out is permitted. Residents remain responsible for all lease payments until the end of the lease term. Residents may relet their bed space.
  • Replacement Tenant Accepted
    Residents may find a replacement resident. The replacement resident must pass the screening process. The replacement resident must meet the property's qualification criteria. The replacement resident must sign a new lease agreement. Subletting is not permitted.
  • Cooling Off Period
    No cooling off period is allowed once the application is approved, screening is completed, and the lease is signed. Note - Residents are responsible for lease payments even if they do not move in.

    The property is pet-friendly and permits up to two pets per unit. A non-refundable pet fee of $350 per pet and a monthly pet rent of $25 per pet apply. Pets are only permitted with prior written approval. Residents may keep one dog or one cat within their bedroom, dwelling unit, or apartment, subject to the following conditions: Aggressive dog breeds are not permitted.     Application fee: $60 (one-time). Administration fee: $150 (one-time).

    Pay In Instalment

    Rent is divided into 12 equal monthly installments. Monthly installments are due on the 1st of each month. Note - Late fees apply from the 4th day of the month for overdue rent. Failure to pay may result in the account being sent to a collections agency.

    Payments can be made through the Resident Portal. Bank accounts and credit/debit cards are accepted. Recurring payments are available. PayPal is not accepted.

    Guarantor Requirement

    Most applicants require a guarantor. Guarantors must have a valid US Social Security Number and credit history. Non-US citizens are not accepted as guarantors. Applicants may self-qualify using their own income. Student loans cannot be used as income verification. A third-party guarantor service is available.

    Yes, residents can request to live with friends by creating a roommate group during the application process or by listing friends who have already applied. Requests are accommodated where possible.

    Can I choose my bedroom within the apartment?

    Specific bedroom selection is not available. Residents lease a particular floor plan and bedroom type rather than a specific bedroom, although bedroom preferences are considered whenever possible.

    Can I change rooms if I have roommate issues?

    Yes, room transfers may be available if roommate mediation is unsuccessful. Transfers are subject to availability within the same floor plan and same-gender units.

    Is parking available during move-in?

    Yes, parking is available for unloading belongings during move-in. Parking locations vary by building, and residents should refer to their move-in instructions or contact the onsite team for details.

    Can I personalize my room?

    Yes, residents may personalize their rooms provided no damage beyond normal wear and tear is caused. Repair charges may apply for excessive damage.
