Cancellation Policies
  • Cooling Off Period
    We apply a 14 day ‘cooling off period’ to bookings during which time all monies paid are refundable. Please refer to your tenancy agreement or the sample agreement on our website for your specific property for cancelation details in relation to your booking.
  • Early termination by students
    If you decide to leave early you remain responsible for the rent for the duration for your tenancy. However, if you are able to find a suitable replacement for your room, then the tenancy will be cancelled. In line with your tenancy agreement refunds will only be given when a suitable replacement is found.

    Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

    Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    All the tenants are charged a set fee (Fair Usage Policy Applies) of €45.00** for each week of their tenancy for Utilities & Services which covers Heating, Hot Water, Internet and Waste disposal. This charge is billed monthly in addition to rent due and payable on the 1st of each month via the Mezzino Hub.

    Security Deposit

    About one month before your arrival you will be sent an email request to log in to the Hub again and pay a security deposit equal to one months rent and an advance payment of one months rent with future rent instalments automatically charged to your card on the 1st of each month thereafter.

    How do I book a room?

    Simply fill out the required information here and a member of the team will be in touch.

    Can I view the property before I book/check in?

    Yes, simply submit a viewing request. In addition to in-person viewings they also offer live video and virtual viewings.

    When should I book?

    You should book well in advance to avoid disappointment. They do accept late bookings, however this is based on availability which may be limited.

    When I submit an enquiry or application when should I hear back?

    They aim to respond to all queries within 48 hours.

    Can I stay over the summer months?

    Yes, many of the properties offer extended stays through the summer months.

    What is the waiting list?

    If you select a room type that is currently unavailable our team will contact you to offer you another room type, or we can place you on a waiting list free of charge for your original room choice.

    Can I book a bedroom by phone?

    Yes, however it is much quicker to do so online.

    When do applications usually open?

    We accept applications all year round.

    Is there an advantage to booking early?

    Booking early will ensure you have the best chance of securing your preferred room type.

    Can I extend my stay?

    Yes, please contact our amber agent if you need to extend your stay and we will be happy to advise. However, this is subject to availability.

    What if I have a special requirement?

    They are committed to assisting everyone and to be inclusive to everyone who wants to stay with them so if you have a special requirement then please don’t hesitate to ask them ahead of your booking or please mention this on your application form and they will do their best to accommodate your requirement.

    Can I make group bookings?

    Yes, they accept groups. Please contact our amber agent before making your reservation to discuss availability.

    Can I share with my friends?

    Yes – please make it clear on the application form who you would like to share with. It is best to book early so that this can be arranged as it is subject to availability.

    Is there a discount if a group of us want to book a full apartment?

    While they don’t have a group discount scheme, from time to time they have special deals and other promotions which may be in place when you are booking so please ask our amber agent for more information.

    Can I choose a specific room?

    In all cases you can choose a specific ‘room type’.  Dependant on the property, you may also be able to choose a specific room of your choice.  Please contact the property for details.

    Who will I be allocated with?

    They try their utmost to allocate likeminded students together (eg based on year of study).  Single-sex apartments are also available. However, this is subject to the type of rooms booked by their students and may not always be possible.

    Can I request a room move if I do not get along with the people I am sharing with?

    Residence team will always first try to establish if there is anything that can be done to help you and your housemates to live in harmony without anyone moving room. However, move requests will be accommodated whenever possible, subject to availability and a cleaning/admin charge.

    Are the rates negotiable?

    The rates are set to offer our students the best possible value and unfortunately cannot be negotiated.

    What is included in the rent?

    Weekly rent quoted is exclusive of utility charges an additional fixed (subject to a fair usage allowance) utilities charge applies. Consult the amber agent what the property offers for specific details.

    Is parking available?

    Properties generally have limited or no parking facilities but this will vary from property to property. Please enquire at your specific property for details.  However, all their properties are well served by public transport.

    Can I receive deliveries/post?

    Yes, they will sign for them and keep them at reception for you to collect.

    What utilities and amenities are in the apartment?

    Utilities and amenities vary from property to property, specifics for your property are details on the specific property page.

    Do you provide bedding?

    They do not provide bedding.

    Do I need a tv licence?

    This will depend on what accommodation you are staying in so please check with the accommodation team.

    Will the apartment/room be cleaned during my stay?

    No, students will be expected to maintain the cleanliness of the shared facilities and their own bedroom. If however you would like to have your apartment cleaned for you it may be possible to arrange this for an additional charge

    What do I do if something is not working in my apartment?

    Their on-site maintenance team will try to resolve any issues you raise with them on the same day as you log the issue with them. All issues must be logged via their student portal. Where they need to arrange parts and the issue cannot be resolved that day they will keep you informed at all times as to what the likely timescales are.

    Can I have pets?

    Sorry, they do not allow pets.

    How can I get to the city centre?

    There are public transport options on your doorstep and the city centre is also within walking and cycling distance.

    What are resident co-ordinators?

    Resident co-ordinators are students just like you who live here but are employed by them for a small number of hours each week to help them support residents. Being a resident co-ordinator involves reception duties and assisting with their busy events programme.

    How do I become a resident co-ordinator?

    Email your CV and covering letter to their Accommodation Manager and they will be in touch with further information.

    Am I allowed overnight guests?     

    Yes, please register overnight guests in advance. Length of stay restrictions are in place and some terms and conditions apply.

    Is there a curfew?

    No, students may come and go as they please. However, they must carry their student ID with them for verification purposes.

    Until what time can a visitor stay?

    Visitors can stay until 11pm, unless they have been registered as an overnight guest.

    Can I have friends stay over?

    Yes, but for health and safety reasons requests for overnight guests must be submitted to reception. As your apartment is shared with other residents and to ensure peaceful living for all it is intended that this policy operates on a ‘fair use’ basis.

    Is the property safe?

    The property is staffed 24/7 and is fitted with CCTV surveillance systems. All bedrooms contain their own locking system. During the hours of darkness, the entrance is locked, and access is only available to registered student ID holders.

    When can I move in?

    They will contact all students with a move-in slot prior to arrival.

    What do I need to bring with me?

    Their apartments are fully furnished but check your student handbook for specific equipment schedule for your building.

    They have also partnered with Unpacked for accommodations in the UK – the first choice for student bedding packs, kitchen packs and more. They can all be ordered and be waiting for you when you arrive at your new home.

    Are there Laundry facilities?

    Please check your specific properties for more details. In some location their apartments they have their own washing machine however in general each property has an on-site self-service laundrette (usage charges apply).
