Cooling Off Period
The property does not offer any cooling-off period, all contracts are legal and binding. Please note: You can cancel your agreement after giving 4 weeks notice to the property (prior to move in), after which you won't be liable for the rent also the placement fee is non refundable in this case.

Replacement Tenant Accepted
If you want to terminate your tenancy agreement after moving into the property before your scheduled departure date: 1. You will have to provide 1 Month's notice and also find a replacement tenant for your room. 2. The replacement tenant will have to pay the CAD 250 placement fee again.

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Booking Deposit
1. You need to pay a security deposit which is 50% of 1 month's rent, to secure your room with the property. 2. This is refundable at the end of the tenancy period less any deductions and pending charges.
Additional Fees
One time Placement fee - CAD 250 Utility Fee of CAD 50 pm includes all utilities (electricity, wi-fi, water)
Mode Of Payment
Credit card, debit card, bank transfer and cash payments. Note: Please be aware that all credit card transactions attract a 2% surcharge.
Pay In Instalment
Rent can be paid on a weekly basis. Rent must always be paid one week in advance.
Guarantor Requirement
No Guarantor Required.
Security Deposit
You need to pay 2 weeks rent as bond to secure your room with the property.

If you give a proper Move-Out notice (at least 1 month in advance) your Security Deposit will be returned on the 15th of the next month after your Check-Out, through the same method it was paid originally. Please make sure to leave your home in the same condition it was in prior to your tenancy. This will ensure you receive your damage deposit back. 1. Fill out the check-out form 30 days before leaving the room. 2. Check out date must be the last day of the month and 30 days before leaving the room. Property cannot validate the notice of termination if the termination was not issued in accordance with the instructions given.

If your contract is fixed, the check-out date is the date set down in numeral 1.2 of the contract. If you want to extend your stay with Property, you must notify the sales agent 30 days before the checkout date.

Property will deduct a $75 moving/cleaning and may deduct from the deposit: outstanding rent and utility payments, damage to the house or room, fines, extra days of stay, and/or additional cleaning.
