Early termination by students

Early move-out is permitted. Residents remain responsible for the lease. Residents may relet their unit.

Replacement Tenant Accepted

Residents may find a replacement resident. The replacement resident must pass the screening process. The replacement resident must sign a new lease. Subletting is not allowed.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Paiement et frais

Security Deposit

A one-time security deposit may be required. The security deposit covers damages and outstanding fees. The remaining deposit is refunded after move-out, subject to applicable deductions.

Pay In Instalment

Rent is divided into 12 equal monthly installments. Monthly installments are due on the 1st of each month. Note - Late fees apply starting on the 4th day of the month if rent is not paid on time. Continued non-payment may result in eviction.

Mode Of Payment

Bank transfer (eCheck). Debit and credit cards (processing fees apply). Recurring payments via the Resident Portal. PayPal is not accepted.

Guarantor Requirement

Most applicants require a guarantor. Applicants may self-qualify using their own income. Student loans cannot be used as income verification. A third-party guarantor service is available.

Additional Fees

Pet rent and parking fees are charged separately.

Yes, property tours are available during open hours. You can also schedule a guided tour in advance.

Can I apply if I’m not a student?

Yes, all applicants who meet the property's qualifying criteria are welcome to apply.

How long does approval take?

Applications are typically approved within 24–48 hours, depending on how quickly the guarantor completes their application, if required.

What do I need to apply?

To reserve a bed space, a signed lease agreement is required. The lease agreement is generated once the application is complete and the screening process has been approved.

What does by-the-bed leasing mean?

By-the-bed leasing means each resident signs an individual lease and is only responsible for their own portion of the rent.

Can I use student loans to pay rent?

What happens if I don’t pay on time?

Can I live with my friends or choose my roommates?

Yes, you can request specific roommates during the application process or use the property's roommate matching service, which matches residents based on study habits, lifestyle, and social preferences.

Can I pick my specific bedroom?

Specific bedroom selection is not available, although preferences are considered during room allocation.

Can I switch rooms if I don’t get along with my roommate?

Yes, if roommate mediation is unsuccessful, room transfers may be available, subject to availability in same-gender units.

What happens on move-in day?

Keys can be collected from the leasing office. Move-in instructions will be provided before arrival, and parking for unloading may be available depending on the property.

What utilities are included?

Wi-Fi is included. Additional utility charges may apply depending on the property.

What appliances are in the apartment?

Apartments include a washer, dryer, stove/oven, microwave, dishwasher, and refrigerator.

Can I personalize my room?

Yes, provided no permanent damage is caused. Any damage beyond normal wear and tear may result in repair charges.

Is there mail service?

Yes, each apartment includes a shared mailbox.

Who is responsible for cleaning?

Residents are responsible for cleaning their own living spaces. Units are inspected quarterly to ensure they remain in good condition.

Can we have parties?

Gatherings are permitted but must comply with community rules and designated quiet hours.

How do I report maintenance issues?

For non-emergency issues, submit a maintenance request through the Resident Portal. For emergencies outside office hours, contact the property office or emergency services for life-threatening situations.

Who can I speak with about personal concerns?

The onsite management team can assist with roommate disputes, financial concerns, and other resident-related issues.

Are pets allowed?

Yes, pets are permitted. Additional fees may apply.

Do I need renter’s insurance?

Yes, renter's liability insurance is required under the lease agreement. A low-cost liability insurance program may also be available through the property and can be added to the monthly rent.
