The Sidings is set in an ideal location and offers a wide choice of rooms from shared flats to private studios. Each apartment has a fully fitted kitchen with appliances and lounge area with sofas, flat screen TV as well as internet access. Community spirit is encouraged by the Accommodation Team, who are on hand to help from day one.

You can’t help but fall in love with the local area as you’ll be living and studying in one of the most beautiful areas of the country, with shops, pubs, beaches and water sports on your doorstep. The Sidings is also perfectly located for easy access by foot or bicycle to Penryn Campus.

As one of the best run student accommodations in the area, The Sidings is excellent value for money and provides an ideal base for your first year at university. Whilst primarily available for first year undergraduates there are also places for postgraduate or international students and external visitors during the summer months. There are also a number of accessible medium and large rooms available.

Situated adjacent to Penryn Station, transport to Wood Lane Campus or Truro city centre is only 10 minutes away. The bus stop outside the main gate does a full circle to Campus, Falmouth city centre, local Penryn town facilities and major supermarkets. What more could you possibly need?

    For 2026/27 AY You may cancel your tenancy within 14 days of signing your first tenancy agreement, provided:The tenancy has not commenced, and You have not collected your keys Cancellation must be submitted in writing or via email to the property manager. Upon cancellation, your tenancy will be cancelled and any advance rent or other payments will be refunded. For 2025/26 AY You may cancel your booking within 14 days of receiving the accommodation offer. If booking is made less tha

    For 2026/27 AY If your visa application is rejected, you may request cancellation.     You must pay £250 at the time of booking. Once the tenancy commences, the holding deposit converts into a security deposit.

    The holding deposit converts into a refundable security deposit once the tenancy begins.     Pay In Instalment

    Flexible payment options are available:Full payment (1 instalment), or 4 instalments Payment details, including amounts and due dates, are provided in the booking confirmation email. Students opting for 4 instalments are required to have a qualified UK guarantor.

    A guarantor is required only if you choose to pay in instalments. A guarantor must:Be 18 years or older Accept financial responsibility if the student fails to pay rent If you cannot provide a UK guarantor:A third-party service (Housing Hand) can act as your guarantor A guarantor is not required if you pay the full annual rent in advance.

    Questions fréquemment posées

    Is there an age limit for booking with the property?

    They only accept bookings if you are over 18, with the exception of properties in Scotland where you must be 16 or over. This is due to the legally binding tenancy agreement that every tenant is required to sign when living at the property. They also can only accept people in full time education.

    Do you provide female only accommodation?

    They do provide female only accommodation in some of their schemes but it is not guaranteed that this will be possible. Please speak to the site team to find out more information.

    Can I choose who I live with?

    They are more than happy to accommodate groups as well as individuals. Where you’re not booking in a group, they understand your flatmates will be key to your experience so when you book as an individual, they will ask you a series of questions to help them match you with the perfect flatmates.

    Am I allowed to have guests?

    Yes. It is your home so you are allowed to have guests visiting you.

    Is there always a member of staff available?

    Their standard office hours are between 10am–5pm. Out-of-office hours are also supported by emergency contacts.

    Are there social events organised for the residents?

    Absolutely! They want their community to suit you, so they won’t force you to come to their events but you are always welcome. If you have your own suggestions for them, even better!

    Can I bring my own electrical equipment for cooking, i.e. rice cooker?

    No, they do not advise you to bring your own electrical cooking equipment for health and safety reasons.

    Who cleans the room and the communal area?

    The students are responsible for their own rooms and communal kitchen within the flat. All other rooms and communal areas are cleaned by the site cleaner.

    What happens if I don’t get on with my new flatmates? Can I swap rooms?

    If you are having any issues, please contact the Accommodation team in the first instance; they will do all they can to help. In exceptional circumstances, it may be possible to move you; however, they would look to resolve any issues with you all first.

    What if something in my flat breaks or isn’t working?

    Drop them an email or pop into the office to let them know; their on-site Maintenance team will be able to deal with most things.

    Can I have my groceries delivered to site?

    Yes. Groceries can be delivered to the reception area, but you must ensure that you are available to receive the delivery. Delivery drivers are not allowed access to the flats.

    Can you arrange an airport pick up service?

    Most sites will be happy to arrange an airport pick-up service for you. You just need to provide your name, arrival date and time, and flight number. They will then arrange the transport for you. Please ensure you have enough UK Sterling to pay the taxi fare and check with your chosen property first.

    Can I move in before my contract starts?

    It is possible but depends on each scheme. They advise checking with the accommodation team before making any arrangements.

    What documents do I need to check in?

    You will need to bring a form of identification (Driving License or Passport), a letter of confirmation from the University, and a passport photograph.

    What time can I arrive?

    This depends on the scheme you will be living in. Please contact the accommodation team via the online contact form or email the site directly.

    Is there somewhere to park when unpacking?

    If you are travelling by car on move-in day, they will inform you in advance whether there is a drop-off bay on site or provide the location of the nearest car park. It is important to book your move-in slot in advance so these resources can be arranged.

    I will be arriving out of hours on move-in day, is this okay?

    They understand that students may arrive outside of standard hours. You should contact the Accommodation Team as early as possible so they can ensure everything is prepared, including documentation, booking fee, and first instalment payment.

    Who will I meet on move-in day?

    It might not be a manager, but a member of the Accommodation Team will assist with check-in and introduce themselves as soon as possible.

    When something is broken or doesn’t work, how does my son/daughter report maintenance?

    Students should report issues to the accommodation office, which will escalate them accordingly. Maintenance staff handle common issues such as light bulbs, fuses, and plumbing, and external contractors may be used if needed. At least 24 hours’ notice is given before entering a room, and escort options are available if required.

    How to communicate with them?

    They understand it can be difficult when students move away from home. Parents are encouraged to contact the accommodation team by phone or email if they have concerns. The team may check on the student and, if necessary, direct parents to the appropriate university or college department.

    Can students have post and parcels delivered?

    Yes, they offer a postal service during office hours. Students are informed of the process upon move-in. ID is required to collect parcels, and friends may collect on their behalf with prior notice. Uncollected mail after 4 weeks is returned to the sender. They are not responsible for lost, stolen, or damaged items or deliveries outside office hours.
