Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Security Deposit

A 2-month security deposit may be due at signing. For self-qualifying applicants without a guarantor, a refundable security deposit equal to 2 months' rent is required.

Pay In Instalment

The total rent for the term is divided into equal monthly instalments. Instalments are due on the first of each month during the residence. Instalment amounts are always equal and are not prorated, including when moving in after the first of the month or moving out before the last day of the month.

Mode Of Payment

Rent may be paid online through the resident portal by ACH, debit card, or credit card. Rent may also be paid by check or money order at the leasing office. Cash is not accepted. Convenience fees may be charged for online payments.

Guarantor Requirement

A guarantor is not required for applicants who qualify through the self-qualification option. Self-qualification requires income of 3× the monthly rent and pay stubs.

Additional Fees

Application Fee: $50 per application, at signing. Administration Fee: $150 per application, at signing. Telecom Fee: $150 per lease term, at move-in. Amenity Fee: $160 per lease term, at move-in. Pet Fee: $350 per pet, at move-in; non-refundable. Pet Rent: $30 per pet, per month. Late Fee: $650 per occurrence. Transfer Bedroom Fee: $650 per occurrence. Reletting Fee: 1 month's rent per occurrence. Assignment Fee: $650 per occurrence. Transfer Unit Fee: $300 per occurrence. Parking: $650 per vehicle, per month. Utilities are metered by unit and split among roommates, with charges billed approximately 2 months in arrears. Electric: Usage-based, per month. Water & Sewer: Usage-based, per month. How do I pay my rent and when is it due?

Rent is due on the first of each month and may be paid online by ACH, debit card, or credit card through the resident portal, or by check or money order at the leasing office. Cash is not accepted. What are rental installments? Why is my rent not prorated?

To simplify the billing process, the total rent for the term is divided into equal installments, due on the first of each month during the residence. Installment amounts are always equal and are not prorated. If a resident moves in after the first of the month or moves out before the last day of the month, they will still pay the full equal installment for that month.

What should I bring to my new apartment?

While furniture and appliances are included, residents will need to provide their personal belongings. Common Area: Electronics and corresponding cords/adapters, décor, trash can, trash bags, pots and pans, plates, cups, eating and serving utensils, coffee maker, cleaning and disinfecting supplies, dishwasher detergent, laundry detergent, and other personal items. Bedroom: Linens, pillows, mattress pad, towels, toiletries, shower hooks and curtain, trash can, décor, electronics and corresponding cords/adapters, and other items needed to make the space feel like home.

What if I need something repaired in my apartment?

The property has an onsite professional maintenance team to assist with repair requests. Residents should provide specific details when submitting a request. A service request can be submitted through the online resident portal, by emailing the property so a team member can submit the request on their behalf, or by visiting or calling the leasing office during normal business hours. After business hours, residents may leave a message with an after-hours representative. For emergency maintenance requests, a maintenance team member is available 24/7 for issues such as door or window lock problems, major leaks, plumbing issues, lack of heating or air conditioning during weather extremes, a refrigerator that is not cooling, or loss of electricity, gas, or water. Residents should call the leasing office at any time, and an operator will assist after business hours.

Is there nearby public transportation?

The 40th Street Market-Frankford SEPTA subway station is located two blocks away, with access to the 30th Street Station and Center City.

Where do my mail and packages go?
