Rent is due on the first of each month and may be paid online by ACH, debit card, or credit card through the resident portal, or by check or money order at the leasing office. Cash is not accepted. Convenience fees may apply to online payments, and late fees vary by property. Refer to the Housing Contract for more information.

To simplify the billing process, the total rent for the term is divided into equal installments, due on the first of each month during the residence. Installment amounts are always equal and are not prorated. If a resident moves in after the first of the month or moves out before the last day of the month, they will still pay the full equal installment for that month.

While furniture and appliances are included, residents will need to provide their personal belongings. Common Area: Electronics and corresponding cords/adapters, décor, trash can, trash bags, pots and pans, plates, cups, eating and serving utensils, coffee maker, cleaning and disinfecting supplies, dishwasher detergent, laundry detergent, and other personal items. Bedroom: Linens, pillows, mattress pad, towels, toiletries, shower hooks and curtain, trash can, décor, electronics and corresponding cords/adapters, and other items needed to make the space feel like home.

The property has an onsite professional maintenance team to assist with repair requests. Residents should provide specific details when submitting a request. A service request can be submitted through the online resident portal, by emailing the property so a team member can submit the request on their behalf, or by visiting or calling the leasing office during normal business hours. After business hours, residents may leave a message with an after-hours representative. For emergency maintenance requests, a maintenance team member is available 24/7 for issues such as door or window lock problems, major leaks, plumbing issues, lack of heating or air conditioning during weather extremes, a refrigerator that is not cooling, or loss of electricity, gas, or water. Residents should call the leasing office at any time, and an operator will assist after business hours.

The 40th Street Market-Frankford SEPTA subway station is located two blocks away, with access to the 30th Street Station and Center City.
