What will be in my apartment when I move in?

Your apartment will have a dishwasher, oven/range, and refrigerator. Microwaves are not included. Fireplaces (if not pond side), vaulted ceilings (3rd floor only) and washers and dryers also available in select units. IGA studios in N building do not have washing machines/dryers. P building studios include a stackable washer/dryer in the unit. IGA – select units have outdoor storage closets

If I don’t have furniture, is that something that can be provided?

They do not offer furnished apartments, but they do work with a furniture rental company called Cort that they can get you into contact with.

Can more people stay in the apartment than the number specified on the website?

No, their maximum occupancy is 2 people per bedroom. Maximum number of occupants for a one bedroom apartment is 2 people. Maximum occupancy for a two bedroom apartment is 4 people. The town of Normal regulates how many people per bedroom can live in a unit.

Which payment methods are accepted for my rent/deposit?

Check, Money Order, Cashiers Check, Online payments. Online payments are FREE with a checking account. There is a credit card processing fee with a debit or credit card.

What is the application fee and is it refundable?

The application fee is $50 for leaseholders and $25 for occupants. This fee is NOT refundable if you are denied for credit, criminal or financial reasons – your deposit ($300) and redecoration fee ($300) will be the only portions refunded to you. If your application is approved, all fees and deposits are non-refundable if for any reason you choose not to take the unit before the day of move in.

Which utilities do I pay?

Residents are responsible for electric, gas (if applicable), cable/internet, and a flat water fee per month depending on floorplan chosen. Garbage and recycling pickup is included in the rent.

Do you have cable/internet services available?

Each apartment is pre-wired with cable/internet connectivity.

What is the security deposit?

$300 – this can be fully refunded given the apartment is left in the same condition it was received in at move in (with the exception of standard wear and tear) as well as no additional charges if applicable.

What kind of pets do you allow? How many pets can I have?

Yes! Vacant apartments are not always available to view, but they do have a few model units that are always available to show. Please request a tour and they’ll be in touch with you shortly.

Are your apartments handicap accessible?

Please contact their office for questions about accommodations. Their first floor is wheelchair accessible.

When is my rent payment due?

Rent payments are due on the 1st of each month.

What day of the month am Iliable for a late charge?

If rent is not paid by 9a.m. on the 6th, they start applying late fees. The fees are back dated starting from the 1st day they did not receive payment. This means that on the 6th we apply a $25 charge and $5 per day afterwards.

If I get a job transfer/have to move elsewhere, can I break the lease?

With verification from their employer and after 6 months in the unit they would qualify for an involuntary job transfer. Please see policy below. Involuntary Job Transfer: Residents qualify for this option with 6 months of residency. There is a one month rent penalty and a 30 day written notice required along with a form your employer must fill out verifying the job transfer.

If something needs to be repaired in my apartment, how do I report it?

Please refer to your resident portal where you can put a maintenance ticket in, call the office at 309.888.4321 Mon-Sat 9a-4p, or call 309.823.0172 for after-hours emergencies. Items considered an emergency are: No water or hot water No heat when the temperature is below 60 degrees outside. No air conditioning when the temperature is above 80 degrees outside. Refrigerator is not working. Toilet overflows and water continues to run out. Toilet is clogged and you have already plunged without success and only have one bathroom in your apartment. Ceiling has water leaking from it. Fire, please call after 911 has been called.

Can I grill on the property?

Only gas grills are allowed. Wood and charcoal-burning grills are only allowed on 1st floor concrete patios.

I’m locked out of my apartment. What do I do?

If it’s during office hours, their office can get you a new key. Outside of their office hours, you will need to contact a locksmith and provide them a copy of your new key within 48 hours.

Ironwood Gardens offers garages for an additional $55-85 per month. A garage can be added at any time but you can not remove a garage until your lease renewal.
