You will be automatically enrolled for their Mitigated Risk Property Insurance for unless you provide proof of third-party insurance that meets their requirements as described in your lease.
  • $99 One-Time Community Fee – Paid at move-in, this fee covers access and upkeep of the amenity spaces for the year.
  • Electricity – Electricity is sub-metered and will be billed monthly via Simple Bills.

  • Reserved On-site Parking – Parking is conveniently located in their secured parking garage. Contact the leasing office for monthly parking rates.

Are the apartments furnished?

Property’s apartments come fully furnished with a premium furniture package that is built into the rental rate.

Can I use my Financial Aid or Scholarship’s to pay for housing/rent?

Yes! As long as the funds are dispersed into your bank account, you can use them as you need. They will not accept the funds directly from the financial aid office or defer payments for fund dispersement.

What fees will I be charged that aren’t included in my installments?

  • Utility setup fee (non-refundable) – $66 – This is an annual registration fee billed by Simple Bills to set up your utilities, and is not due until after you move in.
  • Pet fee – There is a nonrefundable pet fee of $300.
    The application fee is due when your application is submitted. All other fees are not due until move-in. Ask their office about their waived signing fee’s special!

What is an individual lease?

Individual leasing means peace of mind for you. An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. If a roommate transfers to another school or moves out of property for any reason, you do not have to worry about having to cover their portion of rent.

What is a guarantor? Is a guarantor required?

A guarantor is a co-signer for your lease agreement. Because students often don’t have an income, having a guarantor allows them to qualify you for a lease based on your guarantor’s income. You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application. They require all residents at property to have a guarantor or enroll in their Guarantor Waiver Program.

If I'm an international student, do I need a guarantor? What documentation do I need to provide?

For applicants who do not have a credit history in the US and/or a guarantor, you will automatically be enrolled into the Guarantor Waiver program.

Why do you need my Social Security number?

They need your Social Security number to run the criminal background checks on primary residents and a SSN for all guarantors to complete the credit screening.

What is the average monthly cost of utilities?

At this property, utilities are projected to range from around $30 to $60 per person, per month on average. This will vary depending on floorplan type, usage and other factors. This range is an estimate – costs may fall outside of this range.

Is parking available?

Yes! They have reserved parking available at their community in their secured, gated garage for an additional monthly cost. Please contact their office regarding securing a reserved parking space.

Do you have maintenance staff? How do I request maintenance?

Property’s maintenance team is available to address any maintenance concerns you may have. You can submit a maintenance request through your resident portal or call their on-site leasing office.
