What is Guarantor?

A guarantor is an individual that signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.

Will I need a guarantor for my lease?

If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass their background and credit check then you will need a guarantor or to pay the entire lease term up front.

If I don't have a guarantor, how can I still qualify to live here?

If you are a student, you can enroll in their Guarantor Waiver Program through your online application. The cost for this service is to be paid directly to the property with your monthly installment amount. The Resident Housing Contracts are installment based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. Occupancy:     

Due to the limited square footage of the bedrooms in, and the dormitory style configuration of, our rental units, we generally limit the occupancy of a private room with a single bed in an apartment unit to one resident and an apartment unit with two private bedrooms each containing a single bed to two student residents. We will consider requests for exemptions from these occupancy standards as necessary to comply with Fair Housing laws, such as, for example, when a resident is the parent or legal custodian of minor children or when the condition of a disabled resident requires a live-in aide.

A student parent who wishes to reside with a single minor child will be placed in a private bed room with a single bed. A student parent who subsequently has a second child may continue to reside in a private bedroom with a single bed room only if net livable space allows, but in no event, later than the time the second child reaches the age of 24 months. A student parent with two to four children over the age of 24 months will be placed in a unit with two private bedrooms and is required to lease each bedroom.
