Cooling Off Period
Students may cancel their booking without penalty within 48 hours of booking, provided they have not entered into and/or commenced their tenancy agreement. Any deposits or initial payments made will be refunded in full.

No Visa No Pay
Applicable to first-year students. If the student's visa application is denied by the Department of Home Affairs (DHA), they may cancel their booking without penalty. The student must provide a minimum of 7 days' written notice prior to the commencement of the tenancy agreement. The student must submit the Refund Request Form within 72 hours of receiving the DHA refusal decision. A copy of the DHA refusal document must be provided.

Booking Deposit
The student is responsible for finding another student to take over the tenancy. The replacement tenant must complete their booking, make payment, and collect their keys before the original student's liability ends. Until these requirements are completed, the original student remains liable for all fees.
Security Deposit
The bond is equivalent to 4 weeks' rent. The bond must be paid within 7 days of signing the tenancy agreement or commencement of occupancy, whichever comes first.
Pay In Instalment
Rent is paid once every two weeks.
Mode Of Payment
Rent can be paid by direct debit or through the resident portal. Deposit and bond payments can be made online using Mastercard, Visa, China UnionPay, WeChat Pay, or AliPay. Card and wallet payments are subject to a surcharge. Cash is not accepted.
Additional Fees
A 1.5% credit card surcharge applies to credit card payments.
