Cancellation Policies

Replacement Tenant Accepted

While cancellation is not permitted after the lease is signed, if the student wishes to exit their lease, they may arrange a suitable replacement tenant, subject to management approval.

Booking Deposit

The last month's rent deposit (non-refundable) is due at the time of signing the lease. The first month's rent must be paid in full before keys are collected.

Pay In Instalment

Students can opt for either of the following payment plans: Full Payment — entire lease amount paid upfront. Monthly Payment — rent due on the 1st of each month. A $30 late fee applies if payment is not received within 2 calendar days of the due date.

Guarantor Requirement

A guarantor is required for most students applying for a lease. Both local (Canadian) and international guarantors are accepted. The guarantor is typically a parent or guardian over the age of 18 who agrees to support the lease obligations if required. Applicants who meet specific income and credit criteria may qualify to lease independently without a guarantor. The application is only considered complete once all required fields from both the resident and guarantor have been submitted online.

The property is student living reimagined—designed specifically for upper-year students at York University and Seneca at York. Located steps from campus, Quad offers a seamless blend of comfort, convenience, and community. With fully furnished suites, modern amenities, and thoughtfully designed spaces for studying, socializing, and wellness, it’s a place where students can truly live, learn, and flourish.

What is an individual lease?

The property lease by the bed. This means each resident signs their own lease and is only responsible for their own rent and obligations. You are not financially responsible for your roommates if they move out or fail to pay.

What happens after I sign my lease?

Once both you and your guarantor have signed, a security deposit equal to one month’s rent is required within 72 hours. This deposit is applied toward your rent and is not a damage deposit.

When is rent due?

Rent is due on the 1st of each month. If payment is not received within two calendar days, a $30 late fee is applied.

Are utilities included?

High-speed internet and heating/cooling are included in your rent. Hydro (electricity) and water are billed separately through Wyse Meter Solutions. Each resident is responsible for their own usage.

Is tenant insurance mandatory?

Yes. All residents are required to carry tenant insurance for personal belongings and liability. Proof of insurance must be provided prior to move-in. A preferred plan is available through Lease Track for $20/month.

What is included in the furniture package?

All suites are fully furnished and move-in ready. Bedrooms include a bed, Double XL mattress (fits Queen bedding), dresser, and desk. A mattress cover and shower curtain are also provided. Residents should bring their own desk chair, kitchenware, and linens.

How does roommate matching work?

They use MyCollegeRoomie, a self-selection platform that allows you to browse profiles and choose your roommates. If no selection is made, roommates are matched based on lifestyle compatibility.

What amenities are available?

Residents enjoy 24/7 access to fitness centres, study rooms, lounges, business centres, and outdoor spaces. These spaces are designed to support both productivity and connection, helping you maintain balance throughout your student experience.

Are pets or smoking allowed?

The property is a 100% smoke-free and drug-free community, including vaping. Pets are not permitted, except for approved Emotional Support Animals (ESAs). Confirmation and approval registration document of the ESA is required in advance of arrival.

Who is my first point of contact?

Community Assistants (CAs) are student residents who support the community by helping with events, answering questions, and assisting with day-to-day concerns.
