Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

There is no cooling-off period for this property. Once the contract is signed, it is legally binding.

Early termination by students

Lease cancellations are not generally available. Residents may pursue a lease assignment instead. Extenuating circumstances may be reviewed by the Leasing Team.

University Intake Delayed

Cancellation may be considered if the university/school intake is delayed.

Extenuating Circumstances

Residents with extenuating circumstances may request a review from the Leasing Team. The Leasing Team will determine whether any accommodation may be available.

Payment and Fees

Booking Deposit

A last month's rent deposit is required after the lease is signed. The last month's rent deposit is due when the lease is signed. The deposit is non-refundable. The last month's rent deposit is applied toward the final month of the tenancy.

Security Deposit

A security deposit equal to one month's rent is required within 72 hours after both the resident and guarantor have signed the lease. The deposit is applied toward rent and is not a damage deposit.

Pay In Instalment

Full Payment: Available. Monthly Payment: Available. Rent is due on the 1st day of each month. A local or international guarantor is required to apply for instalment payments.

Mode Of Payment

Payments are made through credit card, debit card, and money order. Cash and cheques are not accepted.

Guarantor Requirement

Most students require a guarantor. A guarantor is typically a parent or guardian aged 18 or older who agrees to support the lease if required. Applicants who meet specific income and credit criteria may qualify to lease independently. Self-guarantor, domestic guarantor, international guarantor, and third-party guarantor options are listed. International guarantors are allowed. A third-party guarantor may be used. Guarantor income is assessed case by case by the Leasing Team. Guarantor documents required: passport and proof of income/pay slips.

Additional Fees

Late payment fee: $30 if rent is not received within two calendar days after the due date. Tenant insurance: Mandatory for all residents. A preferred tenant insurance plan is available through Lease Track for $20/month. Replacement key/fob: $50 + HST. After-hours lockout service: $25 + HST.

High-speed internet and heating/cooling are included in your rent. Hydro (electricity) and water are billed separately through Wyse Meter Solutions. Each resident is responsible for their own usage.

Is tenant insurance mandatory?

Yes. All residents are required to carry tenant insurance for personal belongings and liability. Proof of insurance must be provided prior to move-in. A preferred plan is available through Lease Track for $20/month.

What is included in the furniture package?

All suites are fully furnished and move-in ready. Bedrooms include a bed, Double XL mattress (fits Queen bedding), dresser, and desk. A mattress cover and shower curtain are also provided. Residents should bring their own desk chair, kitchenware, and linens.

How does roommate matching work?

They use MyCollegeRoomie, a self-selection platform that allows you to browse profiles and choose your roommates. If no selection is made, roommates are matched based on lifestyle compatibility.

What amenities are available?

Residents enjoy 24/7 access to fitness centres, study rooms, lounges, business centres, and outdoor spaces. These spaces are designed to support both productivity and connection, helping you maintain balance throughout your student experience.

Are pets or smoking allowed?

The property is a 100% smoke-free and drug-free community, including vaping. Pets are not permitted, except for approved Emotional Support Animals (ESAs). Confirmation and approval registration document of the ESA is required in advance of arrival.
