Cooling Off Period

The property does not offer a cooling off period, all contracts are legal and binding.

Early termination by students

In case of early termination of the lease, students need to give a 30 days notice and pay an early termination fee which is the amount of two months' rent.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Security Deposit

To book a room you need to pay security deposit of $500

Booking Deposit

1. Once the application is approved, the student can pay the holding deposit and guarantee their place. 2. The deposit will depend on the room type you select. The deposit might change due to availability, please get in touch with your amber agent to know more. 2. The holding deposit will convert to a security deposit once student moves in. 3. Also, before moving in, the student needs to pay a $250 (one-time placement fee) and the first month’s rent.

Pay In Instalment

Quarter-long leases require payment in full in advance. Semester or academic year leases can opt for monthly payments. Rent is due on the 1st of every month for monthly payment plans. Late fees apply to payments made after the 1st.

Mode Of Payment

Rent can be paid through the Kapi Tenant Portal using debit cards, credit cards, or e-check. Major credit cards, ACH, direct wire transfers, personal checks, cashier's checks, and money orders are accepted. AMEX and Discover cards are not accepted. Transaction fees may apply. Multiple payments can be submitted if the amount due exceeds the maximum amount allowed for a single transaction.

Guarantor Requirement

The property requires you to provide a valid US based guarantor.

Yes, a criminal background check is run for all applicants to help ensure tenant safety.

How long does the application process take?

After receiving confirmation that the application has been approved, applicants have 48 hours to pay the security deposit to reserve their bed.

How is roommate conflict handled?

Regional managers conduct a conversation with both parties to try to resolve the issue. If the issue cannot be easily resolved, the property will consider other options, which may include relocation.

Do I need to find my own roommate?

No. The property takes care of roommate matching.

How do I find out who I will be living with, and how can I contact them?

If residents would like to connect with their housemates, they can inform the property, and their contact information can be shared with them. The property cannot disclose other tenants' information without their explicit consent.

Yes. Applicants may apply together and request each other as roommates in the application, subject to availability on their desired move-in date.

How does the property do the roommate matching process?

Residents are matched based on factors such as age, school, and/or the program they are attending, to the best of the property's abilities.

How do I check in?

Detailed move-in instructions are sent 48 hours before the scheduled arrival date once all balances are settled. Residents receive self-move-in instructions, typically including keys in a secure lockbox at the property, along with a comprehensive video guide.

When is check-in?

Standard check-in is at 3:00 PM. Early check-in can be requested in advance, subject to availability.

How do I check in after hours?

Residents can request an after-hours check-in, after which a staff member will provide the required instructions.

Does each student get a set of keys?

Yes, each student receives one set of keys for the apartment unit, community amenities, and mailbox, or app access for properties with keyless entry.

Should I inspect my apartment when I move in?

Yes, residents should complete the move-in checklist provided upon arrival and note anything that needs fixing so the team can address it.

Can I send a package before moving in?

No. Residents should refrain from sending packages until they arrive to avoid lost items or delivery complications.

Can we use financial aid to pay for housing?

Residents are responsible for paying rent and deposits on time regardless of financial aid disbursement dates. If financial aid arrives late, residents should pay out-of-pocket and reimburse themselves once the aid is disbursed.
