Early termination by students

If a Resident leaves after move-in, they are responsible for any unpaid rent. The Resident is responsible for one additional whole month’s rent. An early termination fee equal to one month’s rent applies. Advertising, cleaning, and turnover costs are also payable. No refund is available unless a replacement tenant is found and approved. Any applicable refund is issued after deductions and once the room is reoccupied.

Other cancellation policies

Cancellation before move-in for reasons other than a valid visa or school rejection, including change of plans or finding another accommodation, is non-refundable. For other cancellation reasons, no refund applies to either rent or deposit, regardless of the reason or timing. Refunds before move-in are subject to the room being re-rented where applicable. Required documents must be submitted for a partial refund to be considered when cancellation occurs less than 60 days before move-in.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Booking Deposit

The tenant has to pay the first month's rent and the last month's rent as an initial payment.

Security Deposit

The tenant has to pay a one-time service fee of CA$280. A CA$100 bedding package fee is included in the stated mandatory security deposit deduction. A CA$180 move-out cleaning service fee is included in the stated mandatory security deposit deduction.

Pay In Instalment

Rent needs to be paid monthly, in advance.

Guarantor Requirement

No guarantor is required.

Mode Of Payment

Credit card. Bank transfer. International wire transfer. PayPal. Cash. Detailed payment instructions will be provided upon booking. Rent payments can be made through the online portal.

When should I book?

You should book well in advance to avoid disappointment. We do accept late bookings, however, this is based on availability which may be limited. Most accommodations have great offers which can be availed by early booking, we suggest booking your ideal accommodation as soon as possible.

Can I make group bookings?

Yes depending on the property type, we accept group bookings, please contact us to discuss availability.

Does Amber charge any service fees?

Amber will help you book the property as per your requirements. No- we do not charge you for our services, unless specified others.
