103 New Oxford St is a posh student accommodation in London that has numerous shared apartments to choose from. The Architectural Association School of Architecture and ABC School of English are located at 4-5 minute walk from the apartments, respectively.

Features

The rooms feature a sizeable bed, which extremely warm and is accompanied by side table to keep all the essential things. The capacious wardrobe has the space to fit in all the clothing items and accessories. The shared bathroom comes well fitted and the shared kitchen has all the appliances that one would need to cook a delicious meal. There are ample amount of facilities available in the property like spa, swimming pool, treatment room and private cinema rooms where can go and unwind.

Location and What's Hot?

This accommodation is located in a very hustling neighborhood. The students get plenty of options for hanging out and going out with friends with plenty of restaurants, cafes, and bars being just around the corner.  One can get takeout from Vapiano or grab some dinner at Bloomsbury Street Kitchen. For celebrations, the students can go for some drinks at All Bar One New Oxford Street or The Bloomsbury Club. On the weekends one can visit tourist attractions like London Transport Museum and The British Museum for unwinding for the week.

Commute

The location is very well-connected through public transport, with plenty of bus stops nearby. Tottenham Court Road Station (Stop X) bus stop and Tottenham Court Road Station New Oxford Street (Stop Y) bus stop are present at walking distance of 4-minutes  from where the students can board a bus to travel through the city. The Tottenham Court Road travel terminus is also just a minutes’ walk away for taking a train to travel across the country.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Security deposit

    1. To secure a room student has to Pay a Security Deposit, in which one Week's rent will be holding deposit and it will be non-refundable. 2. The deposit will depend on the room type you select. The deposit might change due to availability, please get in touch with your amber agent to know more. 3. The rest of the security deposit will be refundable after inspection less any charges and deductions once the student moves out.

    Guarantor Requirement

    To book a room UK-based guarantor is required if the student is paying in installments. To be eligible to act as your guarantor: 1. They must be residing in the UK and have a UK bank account. 2. You must provide the address of the guarantor and their proof of residence. 3. The guarantor whose details you provide must be able to guarantee the lower of:  The total sum of rent payable by you to your landlord over the period of one year; or The total sum of rent payable and Deposit by you to your landlord over the period of your tenancy if your tenancy is less than one year. In instances where you are not able to provide a guarantor situated in the UK, you will be required to pay 6 months rent or the whole rent upfront. Or you can use a private or public guarantor scheme.

    Pay In Instalment

    1. If the Student has UK based guarantor the student can opt for monthly installment plans. 2. If the student does not have a UK-based guarantor, they can pay in 2 half-yearly instalments or pay the whole rent upfront.

    What is a guarantor? Do I need one?

    Yes, you will need a guarantor. A guarantor is someone who agrees to pay your rent. For example, a parent or close relative. If you don't pay your landlord what you owe them, they can demand your guarantor to pay on your behalf. Please read your tenancy agreement or your separate guarantor agreements, which sets out the guarantor's legal obligations.

    Typically, a deposit is one month’s rent. Or, 3-5 weeks.

    Do I have to pay a 12-month contract?

    Most of our landlords would prefer you entered into a 10-12-month contract. You can sublet through property when you’re not there if you’re strapped for cash. Some of our landlords are happy for shorter lets but please get in touch to ask whether that is the case!

    Can I sub-let my room?

    Yes, the property platform allows subletting but make sure you have permission from your landlord! Or, ask us for advice.

    ‍How much are bills?

    Landlords should be able to provide a rough idea of how much bills will be for the property. All-inclusive bills for properties is usually easier but more expensive than sorting them out yourself as there is a mark up or you pay a management fee. We can offer you a bills included package with every home on our platform.

    It depends on the property – it will be clear in the property description whether Wi-Fi is included in the price. We also have partnered up with The Bunch to help you sort out your bill

    Who protects my deposit?

    Your landlord must protect your deposit using a tenancy deposit protection scheme. It must be a Government approved deposit scheme.

    Do I need a TV licence?

    Yes, a licence is required to watch any programmes (even if you’re not watching on a TV).

    ‍Do I Pay Council Tax?

    As you are a student, you should not pay Council Tax and you must remember to fill in this form as soon as you move into your new property.
