Beautiful ground floor flat in New Town, very close to Princes Street and Leith Walk. Spacious living room with TV and cute kitchen with washing machine. Cosy setup, but freedom to add to furniture and other decor, plus lots of natural light through the big windows. Beds have plenty of space for storage underneath. Two showers and a separate toilet. Great layout so flatmates won't feel like they are on top of each other all of the time.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

To book a room you need to pay a deposit of 4 weeks rent (1 Month). You need to pay an amount of GBP 90 for bills.

Mode Of Payment

They accept Debit card, Credit card, online bank transfer and pay pal.

Guarantor Requirement

Only UK based guarantor Required.

I haven't received a reply, what should I do?

They do everything we can to encourage replies, however sometimes a user may not reply to a message. They recommend allowing 48 hours to receive a reply, and moving on to another potential room if you hear nothing.

Do I have to take the matching test?

The matching test is an optional tool to help you narrow down on the best possible roommates for you. About half of their users take the matching test.

How do I know rooms/properties are genuine?

They check all listings on a daily basis and remove those which breach their terms. However as an open marketplace, they ask users to be vigilant and report suspicious listings.

You can use accommodation to search for both roommates and rooms. You can buddy-up with potential roommates and look at.

Are the rooms of high Quality?

The rooms are of high quality rooms to rent featuring all-inclusive deals and luxury amenities. You can buddy-up with the property users to rent these properties.
