Derby Road NG1 is an amazing student accommodation in Nottingham that comes with a variety of studio apartments. It is also within walking distance of Nottingham Trent University and Nottingham Trent International University, making this residence easily accessible to the students studying here.

Features

These huge studio apartments are aesthetic and have a feeling of home. The warm beds provide you with a good night’s sleep and are accompanied by a side table where one can keep all their essentials. The wardrobe also has a lot of storage space where the students can store all their stuff. The kitchen comes with a cooktop, a microwave, and a lot of cabinets. The students can finish their assignments using the free high-speed Wi-Fi. Since all the utility bills are included in the rent, life here is simple and easy.

Location and What's Hot?

This accommodation is located in a very hustling neighborhood. The students get plenty of options for hanging out and going out with friends with plenty of restaurants, cafes, and bars being just around the corner.  One can get takeout from G's Tasty Bites or grab some dinner at Five Guys Nottingham. For celebrations, the students can go for some drinks at Tap & Tumbler or Raglan Road Irish Bar. On the weekends one can visit tourist attractions like City of Caves and Nottingham Castle to unwind for the week.

Commute

The location is very well-connected through public transport, with plenty of bus stops nearby. Canning Circus (Stop CC04) bus stop and Canning Circus (Stop CC07) bus stop are present at walking distance from where the students can board a bus to travel through the city. The Nottingham Trent University Tram Stop is also just a short distance away for taking a train to travel across the country.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Security Deposit

    1. To secure a room student has to Pay a Security Deposit, in which one Week's rent will be holding deposit and it will be non-refundable. 2. The deposit will depend on the room type you select. The deposit might change due to availability, please get in touch with your amber agent to know more. 3. The rest of the security deposit will be refundable after inspection less any charges and deductions once the student moves out.

    Pay In Instalment

    1. If the Student has UK based guarantor the student can opt for monthly installment plans. 2. If the student does not have a UK-based guarantor, they can pay in 2 half-yearly instalments or pay the whole rent upfront.

    Guarantor Requirement

    To book a room UK-based guarantor is required if the student is paying in installments. To be eligible to act as your guarantor: 1. They must be residing in the UK and have a UK bank account. 2. You must provide the address of the guarantor and their proof of residence. 3. The guarantor whose details you provide must be able to guarantee the lower of:  The total sum of rent payable by you to your landlord over the period of one year; or The total sum of rent payable and Deposit by you to your landlord over the period of your tenancy if your tenancy is less than one year. In instances where you are not able to provide a guarantor situated in the UK, you will be required to pay 6 months rent or the whole rent upfront.

    What is a guarantor? Do I need one?

    Yes, you will need a guarantor. A guarantor is someone who agrees to pay your rent. For example, a parent or close relative. If you don't pay your landlord what you owe them, they can demand your guarantor to pay on your behalf. Please read your tenancy agreement or your separate guarantor agreements, which sets out the guarantor's legal obligations.

    ‍How much is a deposit?

    Typically, a deposit is one month’s rent. Or, 3-5 weeks.

    Do I have to pay a 12-month contract?

    Most of our landlords would prefer you entered into a 10-12-month contract. You can sublet through property when you’re not there if you’re strapped for cash. Some of our landlords are happy for shorter lets but please get in touch to ask whether that is the case!

    Can I sub-let my room?

    Yes, the property platform allows subletting but make sure you have permission from your landlord! Or, ask us for advice.

    ‍How much are bills?

    Landlords should be able to provide a rough idea of how much bills will be for the property. All-inclusive bills for properties is usually easier but more expensive than sorting them out yourself as there is a mark up or you pay a management fee. We can offer you a bills included package with every home on our platform.

    ‍Is Wi-Fi included?

    It depends on the property – it will be clear in the property description whether Wi-Fi is included in the price. We also have partnered up with The Bunch to help you sort out your bills. ‍

    Do I need a TV licence?

    Yes, a licence is required to watch any programmes (even if you’re not watching on a TV).

    ‍Do I Pay Council Tax?

    As you are a student, you should not pay Council Tax and you must remember to fill in this form as soon as you move into your new property.

    Who protects my deposit?

    Your landlord must protect your deposit using a tenancy deposit protection scheme. It must be a Government approved deposit scheme!
