  • Cooling Off Period
    Duration is 48 hours from the signature of the contract All cancellation requests must be submitted in writing via email Eligibility to cancel immediately ends if the student has collected their keys within the cooling-off period
  • No Visa No Pay
    The resident must provide evidence of their visa rejection to mail within 3 working days of the dated rejection letter If the required evidence is received within the 3 working days timeframe, the resident will be eligible to have their contract withdrawn A full refund of the pre-rent instalment and the deposit will be provided
  • No Place No Pay
    Eligible if a resident does not gain a place at their chosen university or college Also eligible for prospective first-year undergraduate students who choose to go to a different university Evidence of rejection and the reason must be provided no later than 72 hours after the dated correspondence from the university or college Required documents include a UCAS letter of acceptance and written evidence from the university admissions team If a resident has already moved into the propert
  • Replacement Tenant Accepted
    The original resident is responsible for finding a suitable replacement tenant The replacement tenant must take over the full tenancy at the same weekly rent The original resident must submit the new tenant's details in mail The Unilife Team will contact the new tenant within 48 hours to formally transfer the tenancy via issuing a Deed of Assignment The original tenant's liability ends and the tenancy agreement is withdrawn once the new tenant has signed the tenancy agreement and made

    A pre-rent instalment of £500 is required to confirm the booking The payment is due 6 days after the contract is signed This amount is deducted from the total rent due

    Security Deposit

    A £300 payment is required upon signature of the contract The deposit is protected under the MyDeposits deposit protection scheme A certificate will be provided to confirm that the deposit is protected Refundable at the end of the tenancy subject to room status and condition Deductions may be made for damage to the studio or property, missing items, if the room is not left in good condition, or for any unpaid rent or fees A detailed breakdown of any charges will be provided which the student will need to agree to

    All payments are taken through the student portal Available options include UK Bank Transfer, UK Direct Debit, International Card Payment, and International Bank Transfer

    One Payment: 1st August 2026 (No UK Guarantor Required) Two Payments: 50% on 1st August 2026 and 50% on 6th January 2027 (No UK Guarantor Required) Three Payments: 40% on 1st September 2026, 40% on 6th January 2027, and 20% on 16th April 2027 (UK Guarantor Required) Eleven Payments: Due on the 1st of each month in 11 equal invoices (UK Guarantor Required)

    Guarantor Requirement

    A UK guarantor is required for each tenant choosing a 3 or 11 instalment plan Couples are advised to have separate guarantors for easier rent management If a student does not have a UK guarantor but wishes to pay in 3 or 4 payments, they can use Housing Hand to act as a third-party guarantor

    Additional Fees

    A £100 admin charge is applied when a replacement tenant is found and the tenancy is transferred

    Who can book a student studio at Unilife High Street, Southampton?

    You can book a studio if you are a student aged 18 and over and in full time education, whether studying a Pre-sessional, Undergraduate or Postgraduate course, for the length of your studies.

    Can I smoke in the property?

    Every property is smoke and vape free. There are no smoking areas in the building.

    How does the laundry work onsite?

    Yes, each building offers an on-site laundry room with washing machines and tumble dryers, making it convenient for residents to wash and dry their clothes without leaving the property. They provide every student with £100 complimentary laundry voucher to help cover these costs, which can be used throughout your tenancy for laundry services.

    How does my son or daughter receive parcels and deliveries?

    They provide a secure and convenient parcel and delivery system to ensure students never miss an important package. Parcel box & Mailbox – Their properties feature a Renz Box, a secure smart parcel system that allows students to collect deliveries at their convenience using a mobile app for access. Every student also has a secure mailbox. Food & Grocery Deliveries – Food and supermarket deliveries are taken directly to the student’s studio door, making it easy for them to enjoy meals and essentials without hassle. Reception Handling – Their on-site team can accept larger parcels and signed deliveries during office hours.
