No Visa No Pay
Visa or study-permit refusal is eligible for a full refund of the membership fee and damage deposit. The refusal letter from IRCC or the relevant embassy must be provided. Refunds are processed within 3 business days of receiving the refusal letter.

Early termination by students
After move-in, students must provide 30 days' written notice before the planned move-out date. With 30 or more days' notice, rent is payable through the move-out date. With less than 30 days' notice, rent is payable until the earlier of the end of the 30-day notice period or the date a replacement resident moves in. Fixed-term leases are subject to the terms of the signed agreement. The property will try to find a replacement quickly for fixed-term agreements.

Payment and Fees
Booking Deposit
A damage deposit equal to half of the monthly rent is required. Before move-in, the damage deposit is returned in full when cancellation is made 30 or more days before move-in. After move-in, the damage deposit is returned subject to inspection. For move-outs with 30 or more days' notice, the deposit refund is initiated within 10 business days of the move-out inspection. The deposit is refunded to the original payment method or another method specified on the check-out form.

If you give a proper Move-Out notice (at least 1 month in advance) your Security Deposit will be returned on the 15th of the next month after your Check-Out, through the same method it was paid originally. Please make sure to leave your home in the same condition it was in prior to your tenancy. This will ensure you receive your damage deposit back. 1. Fill out the check-out form 30 days before leaving the room. 2. Check out date must be the last day of the month and 30 days before leaving the room. Property cannot validate the notice of termination if the termination was not issued in accordance with the instructions given.
