No Visa No Pay

Visa or study-permit refusal is eligible for a full refund of the membership fee and damage deposit. The refusal letter from IRCC or the relevant embassy must be provided. Refunds are processed within 3 business days of receiving the refusal letter.

University Course Cancellation/Modification

Program cancellation by the school or sponsor before arrival is eligible for a full refund of the membership fee and damage deposit. An email from the school is required.

Early termination by students

After move-in, students must provide 30 days' written notice before the planned move-out date. With 30 or more days' notice, rent is payable through the move-out date. With less than 30 days' notice, rent is payable until the earlier of the end of the 30-day notice period or the date a replacement resident moves in. Payment and Fees

Booking Deposit

A damage deposit equal to half of the monthly rent is required. Before move-in, the damage deposit is returned in full when cancellation is made 30 or more days before move-in. After move-in, the damage deposit is returned subject to inspection. For move-outs with 30 or more days' notice, the deposit refund is initiated within 10 business days of the move-out inspection. The deposit is refunded to the original payment method or another method specified on the check-out form.
