With 60 days notice or greater, the first 4 weeks of rent are non-refundable

With less than 60 days notice, the first 8 weeks of rent are non-refundable

Residents are responsible for the Total Rent listed in the top section of this application.


Special unofficial note: If the resident(s) need to leave early for whatever reason, they will do our best to fill the apartment.  Any weeks that get filled will come off of the invoice for the departed resident(s) at the rate they were filled, up to the amount that the departed resident(s) paid for those weeks.

Frequently Asked Questions

Can we book as a group?

If two or three, or possibly four people, depending on the apartment, wish to book an apartment together, that is of course fine.  If two or three sets of people wish to book several apartments, that too is fine.  Each apartment will have a lease for the people staying in it.

Can I have pets?

Sorry, no pets are allowed at the moment.

Am I allowed to have guests over?

Residents are allowed to have an occasional overnight guest.  Otherwise, they are allowed to have guests up to the limit of the occupancy for the apartment.  For example, if two people have booked a 2-Bed Split, which has 3 beds, then they could have a third person stay with them anytime they wish.

Is parking available for visitors?

Unfortunately they do not have any parking.  Residents with a car may either find and pay for off-street parking or, if they register their car in the city of Boston, they could obtain a resident parking permit for street parking.

Is there laundry on the site?

Yes, each building has laundry in it.

Do I need a guarantor?

No.

What happens to my deposit?

The security deposit is refunded within two weeks of departure assuming all is fine with no fees due and no damages to the apartment or furnishings.

What is included in my rent?

Furnishings, linens, gas, water and wifi internet are included.  Electricity is set up but charged separately.  The apartments at 85 Park Drive in the Fenway have electric heating.

Can I book if I am under 18?

Not unless there is someone over 18 staying in the same apartment on the same lease.


Are sites secure?

Each site is covered by CCTV and has onsite security staff, with staff present 24 hours a day. There is also a digital entry system at each building. You should not allow people to tailgate that is, hold the door open for people behind you as you enter.

Can I book if I'm under 18?

They require that all tenants living at one of our buildings in England and Wales are over the age of 18 or turning 18 during the academic year booked to live at property 

Can I bring a TV?

If you want to bring a TV, check that your room has a TV point and dont bring one larger than 21. You cant mount your TV on the wall, so make sure its free-standing. While all TVs provided in communal areas accessed by all residents are covered by a TV Licence, you will need to buy your own licence if you bring your own TV or if there is one already in your room or shared kitchen & living area. If youre unsure, please check with your site team.

Can I bring my bike?

Yes most  sites have a secure bike store that is free to use for all residents. You will need to register and tag your bike with our team when you arrive.

Can I bring my car?

Some of our sites have limited parking, including in some cases disabled parking bays. However, as our locations are generally close to universities and local amenities, a car shouldn't really be necessary. If you do want to arrange parking, speak to your site team as soon as possible - any spaces available are likely to be reserved very quickly.

Can I bring pets?

No, pets are not allowed  so please do not bring any animals of any sort. This is with the exception of assistance dogs, by prior arrangement.

Can I choose where my room is in the building?

Yes, you can specify where you would like your room to be from those which are still available at the time you book.

Can I have overnight guests?

Yes. It's your home so you can have guests staying over occasionally, but they would ask you to respect your fellow residents and let your site team know. You are responsible for the behavior of any guests you bring to your site

Can I move in early?

Yes, they can often arrange this.

Can I move out early?

You can move out whenever you are ready but the contract you have a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the agreement. In exceptional circumstances, the Operations Manager may decide to grant an early release from the tenancy.
