Frequently Asked Questions

Can I be my own guarantor?

A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the rental installment.

What paperwork is required with a guarantor?

The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

When is a guarantor required?

All residents require a guarantor to complete the guaranty agreement.

What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s)

Can I setup recurring payments?

Yes! Save time in the future and never miss a rental installment by setting up recurring payments. You just need a few minutes and your checking account or card info to setup payments.

Do you send me a bill every month?

No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

What is an installment?

The typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 - July 1.  These installments do not represent a monthly rent amount and are not prorated.

When are the installments due?

Installments are due on the 1st of each month per the payment schedule outlined in the lease agreement.

Am I allowed to request a specific unit?

You can list your preferences on your housing application, and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your lease was received.

Can I request specific roommates?

Yes! You can search for and match with specific roommates in the RoomSync app. Change your mind? No problem! You can modify your matches if your preferences change up until the matching period close date.

Do you have a roommate matching service?

Yes! Our roommate matching program is powered by RoomSync–a roommate matching app. You will have the opportunity to create a personal profile, search, filter, chat and match with other residents who will be living in the community. You decide what matters most when narrowing down your search. Want a roommate with the same major? You got it! Prefer to live with someone who goes to bed early? No problem! Looking for a roommate who enjoys college football? No sweat! You control your search and matching criteria to find the perfect roommate.

Are there insurance requirements for signing a lease at the community?

Yes! The community requires all residents to obtain minimum coverage of $100,000 in Legal Liability to Landlord (LLL) insurance. There are multiple options to satisfy this lease requirement: Option 1:Residents can purchase the policy of their choosing so long as it satisfies the minimum insurance requirements above as further described in the Required Insurance Addendum made a part of the lease. Option 2: If you do not provide proof of insurance with the requisite coverage, Property Management may satisfy the insurance requirement for you by placing coverage for your unit under a LLL policy as described in the Required Insurance Addendum found in your lease. You will be charged a monthly for premium, taxes and an administrative fee for, among other things, the expense of processing monthly payments and administering the program.

I moved into Bridges 2 years ago when I found a job located in downtown Seattle and never regret my decision! It's in the heart of the UW district and what I love most about it was everything you need is within walking distance including bus stops that I took to commute to downtown Seattle. The process for me to move in was smooth and efficient because the staff have been working at Bridges for quite a while so they are very knowledgeable with the leasing process. The staff are also very fast with their email response and ready to answer any questions you have despite the Covid situation, which I really appreciate! Bridges (Pre-covid) are very interactive with their residents. They host events with FREE FOOD and raffles where you can win awesome prizes from AC to Air fryers. They have a gym, a rooftop with a beautiful view of downtown Seattle and a spacious lounge where people can have a quiet study session or you can rent out to throw a small gathering with friends. Since it is a college town, there might be times when you can hear next-door residents when they have their friends over but like I said it is a college town and anywhere you lease in the area will have the same situation. But I know the management tries their best to resolve the problem when you email them about it. They also have security patrolling the area at night so I do feel safe if I go on a late-night snack run. Thanks, Bridges!

I lived at Bridges for just short of two years & have had an amazing experience. I started off in a one-bedroom & then transferred to a studio & the process was seamless. Throughout my 4 years of college, I’ve tried MANY different apartments & I can confidently say Bridges was by far my favourite. They don’t scam you for your money by charging ridiculous upfront fees which was super nice! There’s also a bus stop RIGHT outside the apartment (& plenty nearby that are within walking distance) that made it super convenient to get to school & work (in downtown Seattle) once I graduated. They have all the amenities I could ask for, the staff are super attentive & helpful, & the manager hosts fun giveaways/activities (waffle Wednesdays, taco nights, pizza nights, dog activities, massage days, etc.)! They really make the living experience comfortable & fun. I moved out a few months ago due to wanting a larger unit (they didn’t have any available at the time) & am already looking to move back because I miss it so much!

Love living here! My apartment is beyond nice and everything is very accommodating. The people at the front desk are very friendly and extremely helpful. Very easy to walk to places from here like campus, the Ave, and bus stops to get anywhere else in the city. Also accommodating if you have a car, since there is very safe parking available under the building. Absolutely love the communal spaces. Everything is kept clean and very friendly for all residents to use. My favourite thing is the communal garden on the roof where you can get all types of fruits, veggies, and herbs during the warmer months. I highly recommend living here.

I've lived at Bridges for 8 years and love this place so much! Modern and clean facility, rooftop with Seattle city view, free coffee and amazing location. Trader Jo and Seven eleven right next to apt, link station/UW campus within walking distance. Most importantly, management teams always welcome me with smiles and try to help me out. I will renew the contract for another year and years!
