Cooling Off Period

Once the lease is signed, you are entering into a legally binding contract with responsibility for all associated costs due and payable throughout its term.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

To jumpstart the leasing process, it is essential for you to make a First Month's Rent (FMR) payment. Once we receive the payment, we can finalize your application details and send you your Lease Agreement.

Payment needs to be made monthly on the 1st of every month as per the payment schedule outlined in the lease agreement.

Yes, you can select your roommate(s), or you can apply independently and we can match you with other students. While a perfect match is never guaranteed, applicants answer a short list of lifestyle questions via Please Don't Snore to aid in the matching process.

What is individual leasing liability?

Instead of requiring all roommates to sign a joint lease, each person at Campus1 MTL has their own individual contract, with one person per bed space. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bed space in your unit is empty, you only pay the rate for your bedroom.

What is included in the rate?

Water, internet and electricity are included in our utilities package. Are accommodations furnished? When do the contracts start and end?

We offer 12-month (September - August) and 8-month (September - April) lease terms with payments made in 12 or 8 equal installments. Please inquire with our Leasing Team for specific start and end dates. Rates/installments, fees and utilities are subject to change and may differ between lease terms. Rates/installments do not represent a monthly rental amount (and are not prorated), but rather the total base rent due for the lease term divided by the number of installments.

When is the rent installment due?

Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

What is an installment?

The typical lease term coincides with the university's academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into equal installments for the duration of the lease term. These installments do not represent a monthly rent amount and are not prorated.

Can I pay by credit card?

Yes, You can make a one time or monthly payment by Visa, MasterCard, American Express or Pre Authorized bank withdrawals. Campus1 MTL also offers automatic payment by credit card. And of course certified cheques are always welcome! Should you choose to opt for the online option, please click here to make a one-time or monthly payment.

Will my financial aid cover charges at Campus1 MTL?

Your living costs at Campus1 MTL can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Campus1 MTL. Normal payment deadlines will continue to apply.

When can I apply?

Rooms are allocated on a first-come, first-serve basis. An application does not guarantee you a space. To guarantee your space, you must submit your signed and completed Lease Agreement, make your first installment payment, and receive confirmation of your space from our office prior to moving in.

What kind of safety and security are provided?

Campus1 MTL has a secure card access entry system, along with a professionally-staffed front desk 24/7 and security cameras in all common areas. Management staff and our dedicated Community Assistants are on-site 24/7 and can be reached by a 24-hour phone number. Campus1 MTL has monitored fire sprinklers and detectors, electronic locks on each front door, plus individually locking bedroom doors.

What transportation options do I have?

Close to Concordia, UQAM, and directly across the street from McGill University, residents can easily walk or bike to campus in minutes. Campus1 MTL offers in-building bicycle storage. Many of Montreal’s endless attractions are just moments away. Located in the heart of downtown Montreal, access to Montreal’s transit system has never been easier. Campus1 MTL is on bus routes and in walking distance to Metro stations.

What are the policies on smoking?

Campus1 MTL is a smoke-free community in all indoor areas.

Does Campus1 MTL permit guests?

Invited guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests. Residents are responsible for the behavior of their guests (s) at all times. A guest is defined as any non-Campus1 MTL resident. Failure of guest(s) to comply with the Community Standards will result in the host resident being held fully responsible for any infraction. It is the host's responsibility to inform their guests of Campus1 MTL’s Community Standards.
