What is the advantage of an individual lease?

With an individual lease, also called the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference.

What is a rental installment?

The monthly rental installment is your monthly payment for rent. The property does not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.

How can I make a payment?

The property offers the option to pay online through the property resident portal. You also have the option to pay in the office with certified funds via cashier's check, personal check, or money order. The property does not accept cash.

What is included in the rental installment?

Your monthly rental installment includes your furniture. Any other fees such as parking, insurance, utilities, etc. will be billed to your account separately.

Will I need a guarantor to lease an apartment?

If a guarantor is used, they must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments. If no guarantor is added, then the resident can qualify via one of three options: submitting a refundable deposit equaling 1.5x the base rental rate, self-qualification by providing proof of income showing they make 3x the rent rate per month, or qualifying through the property Leap Program.

Do you have a roommate matching service?

Yes, the property does. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and preferences to help property match you with residents who indicate similar preferences. Please be honest on your Roommate Matching Form.

Can I request specific roommates or units?

Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for property to confirm that all requests are mutual. You can list your floorplan preference on your application and the property will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.

How are maintenance requests handled?

Maintenance requests can be entered on your resident portal. The property has a maintenance team onsite during business hours to assist with any maintenance requests that are entered into the resident portal. After-hours maintenance is available for emergency issues only.

Are you pet-friendly?

The property LOVE furry friends! Please be sure to register your furry companion with the front office. There is a $150 deposit (refundable) and a $150 fee (non-refundable) at the beginning of your lease term. Pet rent is $20 per month per pet.

Cherry Street is only a 5-minute walk to TAMU Campus, enjoy the beautiful scenery and vintage Northgate as you stroll, skateboard, or bike ride to class. The property is also on the TAMU Bus Route 15 (Old Army).

Water, Internet, Valet Trash, Pest Control, and Sewage are $35 flat rate per month Electricity is based on apartment usage and is set up through College Station utilities. Only one tenant needs to set up an account per apartment.
