Pre-Arrival:
Before your scheduled arrival, Johnson Housing has established a refund policy that you should be aware of:
If you submit a cancellation request at least 40 days prior to your arrival date, you won't be held liable for the remaining rent for the duration of your lease. Additionally, both the rental amount and security deposit you've paid will be refunded within 7 days.
Should you cancel your reservation at least 30 days in advance, you won't be responsible for the remaining rent either. However, while the rental amount will be refunded within 7 days, please note that the security deposit is non-refundable.
If you cancel within 10 days of your intended arrival, you will be charged for a 4-week period of rental payment. After this 4-week period, your liability for the remaining rent will be waived, and the rental amount paid beyond the initial 4 weeks will be refunded within 7
days. Please keep in mind that the security deposit remains non-refundable.
In the event of a cancellation due to visa denial, provided you can provide valid proof, you won't be held liable for the remaining rent. The rental amount will be refunded within 7 days, but the security deposit remains non-refundable.
If you're unable to travel to Canada or start your university course due to COVID-19 restrictions, the rental amount will be refunded within 7 days. Your security deposit will be converted into an in-house credit, allowing you to use it for a future booking at any
Johnson Housing location in Toronto at a later date.
Post-Arrival:
In the case of Resident(s) terminating the lease early, you will be responsible for paying the agreed-upon monthly rent until the specified termination date in your lease.
Additionally, you'll be held accountable for expenses related to advertising for a replacement resident and any necessary preparations, such as painting and cleaning, to make the premises ready for the new tenant.
However, there may be unforeseen and overriding circumstances that could lead Resident(s) to vacate their room before the lease end date. Johnson Housing may consider releasing you from your contractual obligations under the following conditions:
Your request for lease termination should be prompted by extenuating circumstances, such as serious illness or government mandates, supported by documentation from an authorized agency.
You find a suitable replacement tenant who is approved by Johnson Housing to occupy the room or apartment for the remainder of the lease agreement.
In the event of early termination of this Lease by Tenant(s), Tenant(s) will be responsible for the agreed upon monthly rent until the termination date stated in this Lease. Tenant(s) will also be held responsible for costs related to advertising for a replacement tenant and those necessary to ready the premises for the replacement tenant, including but not limited to painting and cleaning.
