What is the property's cancellation policy?

They offer reletting which requires the resident to find someone to take over or “replace” their lease. Once they find someone to take over, that person must go through the application, lease, and approval process. Once their lease is approved, the current resident will pay a non-refundable $350 termination fee and their lease will be cancelled. The new resident will then be the responsible tenant. 

What are the payment options available?

They offer online payment through their resident portal via e-check, debit card, and credit card. They also accept cashier’s checks and money orders. Cash and personal checks will not be accepted as a form of payment. 

Can you provide details about guarantor requirements and instalment plans?

They offer a 12-month installment plan. No short-term leases available.  With their student application, a guarantor must make 3x the monthly rent, have little/no delinquent accounts and have no collections or evictions.  With their self-guarantor application, the applicant themselves must make 3x the monthly rent, provide 2 proofs of income, and pay last month’s rent (LMR) upfront to be approved.  With their international student application, applicants must submit their visa/passport, I-20, last month’s rent (LMR) payment and sign the pre-paid rent addendum to be approved.

Is it possible to request a gender-specific room?

Yes! They only roommate match applicants with the same gender. They cannot co-ed roommate match.

All amenities are included in the rent. 

Do you allow dual occupancy and couples?

They only allow double occupancy in their studios and one bedroom units for an extra $100 double premium fee. They will need to be added to the lease on the same account as a responsible co-applicant. 

What are the tenure options?

They offer 12-month leases that run from August 16, 2024 to July 31, 2025. They do not offer short-term lease options. 

Is there flexibility in the payment structure?

Rent is due on the 1st of every month and late on the 5th. Rent will not be prorated. 

What is the policy for early move-out?

You are unable to surrender possession of the unit without a relet or continuing to pay the rent installments. You can move out early, but accept responsibility for all remaining payments. 

What is the turnaround time for processing applications or requests?

They typically reach out to all outstanding leads and applicants within 24 hours given that they’re open daily! Their office hours are below: Monday-Friday: 9AM-7PM 

Saturday: 10AM-5PM

You can refer someone by providing their name, number, and email for us to reach out to them. They do not offer referral bonuses at this time.

All documents must be signed and payments must be made before the lease can be fully approved. This can take 24 hours, but can also take longer if the applicant does not submit documents or payment in a timely manner.

Is there anything else that they should know about the property?

They have a 24/7 on-call team for leasing and maintenance. If a resident is locked out or has a noise complaint after hours, their team will assist using their after-hours line. If a resident has a maintenance emergency after hours, their maintenance team will arrive onsite to assist.  They also have a courtesy patrol team onsite from Wednesday-Sunday that will conduct rounds of the community to ensure it’s a safe place.
