Cancellation Policies

Cooling Off Period

A 30-day cooling-off period is available.

Early termination by students

After the 30-day cooling-off period, early termination requires a termination fee equal to 2 times the applicable termination fee, equivalent to two months’ rent. A 60-day notice is required. Any applicable concession payback is required.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Other cancellation policies

A satisfaction policy is available, with residents required to be 100% happy with their space within the first 30 days. For a lease transfer within the community, residents must send an official email request to the leasing team with all required supporting documents. The lease transfer request is subject to review and approval by the leasing team. Once approved, a 30-day notice is typically required and may be negotiable depending on the situation.

Security Deposit

The security deposit is US$300 plus an additional month’s deposit, depending on your credit.

Pay In Instalment

Flex allows rent to be split into two payments each month. The first payment is made upfront, and the remaining amount is financed through a Flex credit line. The resident can choose the date for the second payment. Rent is otherwise due on the 1st of each month. A grace period extends through the 3rd day of each month. Late fees start on the 4th day of each month.
