Cancellation Policies

Cooling Off Period

If the cancellation is made before 8:00 pm EST on the day before move-in: Prepaid dues and move-in fee will be refunded minus a $100 cancellation fee. If the cancellation is made after 8:00 pm EST on the day before move-in: No refund available for the first week of dues paid. Additional member dues paid beyond the first 7 days will be refunded. This does not include move-in fees, which are non-refundable. If you enrolled in a payment plan for the move-in fee, you will be charged the entire move-

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

What’s the minimum credit score to live in the property?

Great news! There is no minimum credit score required to live in the property. When you apply to become a Member, they may review your credit history. However, your credit history is not a factor in the approval process.

What are the approval criteria for Membership?

They’re looking for kind, independent, responsible and respectful Members who are open to living in a shared community. Members must be at least 18 years old and pass background screening. They require Members to show proof of income or provide Membership dues up front. Finally, they require every Member to agree to their Member Agreement, which helps promote a positive and safe co-living experience.

Can I live in the property if I’ve had an eviction?

Applicants who have one eviction on their record in the last 7 years can be approved, but applicants with more than one eviction will be rejected.

What are the property’s income requirements?

Your income will be verified as part of the property's application process. Applicants may choose to have their income verified in one of two ways:

By connecting their bank account through their vendor, Plaid. Plaid will automatically check your account for recurring income streams.
By uploading supporting documents such as pay stubs, bank statements, deposit statements or award letters.

When you pass their Membership criteria and your income is verified, you will be approved for a weekly room rate. You can still qualify for Membership if you are on unemployment or between jobs, but you will need to pay more Membership dues upfront.

Can I live in the property if I’m self-employed or currently unemployed?

Yes, you can still apply and be accepted to the property!

Are the properties handicap accessible?

The property is committed to adhering to the Americans with Disabilities Act ("ADA"). While most properties are not currently handicap accessible, the property will pass any requests for structural accommodations filed under the ADA to Hosts. In addition, the property will consider requests that are consistent with the guidance under the ADA for booking assistance, emotional support and service animals and other non-structural accommodations.

Will I have roommates?

Yes. To keep your housing affordable, the property homes are shared by approved Members. All Members must pass background screening before moving into the property, and you can learn more about potential PadMates from their Roommate Profiles on the property listing pages.

Who cleans the home?

In most properties, the Members of the home are responsible for cleaning and purchasing cleaning supplies. Talk to your housemates about a cleaning schedule and how best to share this responsibility and cost.

What does a clean home mean?

Kitchen:

The sink is always empty and the stove is always spotless.
Every time you use a dish, pan or utensil, clean it, dry it and put it away. Want to soak something? Heat it up and clean it instead.
Clean up any splatters on the stove immediately. Put away pots and pans that aren’t in use.

Bathroom:

Shared bathrooms must be kept clean at all times.
No foreign objects may be thrown in the toilets or sinks at any time. This includes, but is not limited to, feminine products, wet wipes, packaging, dental floss and hair. Fixing clogged toilets and sinks can run to several hundred dollars and these costs will be passed through directly to members.

Trash:

All trash must be thrown in the proper receptacle. Please take out trash before the receptacle gets too full.
All trash must be placed in the proper outside trash bin. Outside trash bins need to be pulled to the curb on trash day and pulled back to the home after pickup.
