1. You need to pay a security deposit which is 50% of 1 month's rent, to secure your room with the property.
2. This is refundable at the end of the tenancy period less any deductions and pending charges.
Rent needs to be paid monthly, in advance.

You do not require a guarantor to secure your room with the property.

Utility Fee of CAD 50 pm includes all utilities (electricity, wi-fi, water)
The property does not offer any cooling-off period, all contracts are legal and binding.
Please note: You can cancel your agreement after giving 4 weeks notice to the property (prior to move in), after which you won't be liable for the rent also the placement fee is non refundable in this case.
If you want to terminate your tenancy agreement after moving into the property before your scheduled departure date:
1. You will have to provide 1 Month's notice and also find a replacement tenant for your room.
2. The replacement tenant will have to pay the CAD 250 placement fee again.
If you give a proper Move-Out notice (at least 1 month in advance) your Security Deposit will be returned on the 15th of the next month after your Check-Out, through the same method it was paid originally. Please make sure to leave your home in the same condition it was in prior to your tenancy. This will ensure you receive your damage deposit back.
1. Fill out the check-out form 30 days before leaving the room.
2. Check out date must be the last day of the month and 30 days before leaving the room. Property cannot validate the notice of termination if the termination was not issued in accordance with the instructions given.
