Cancellation Policies

Early termination by students

Students who end their lease early must provide at least 60 days' written notice to the manager. An early termination fee equal to 2 times the rent is required. The early termination fee is intended to avoid potential non-payment liability, provided the student is in excellent standing.

Pets

A maximum of 2 pets per unit is allowed. A one-time non-refundable pet fee of $350 per pet and monthly pet rent of $50 per pet apply. Dogs must weigh 50 pounds or less. Restricted dog breeds are not permitted.

Payment and Fees

Booking Deposit

A non-refundable holding fee is required to hold an apartment.

Security Deposit

A traditional security deposit is not required. Students may choose to pay a security deposit equivalent to 1 month's rent. If a security deposit is paid, it will be refunded at move-out, provided there are no damages to the apartment. Students may alternatively waive the security deposit by paying a $38 monthly fee.

Pay In Instalment

Rent is due by the first day of each month.

Guarantor Requirement

Guarantors are financially responsible for the tenant. A guarantor is responsible for ensuring rent is paid on time and accepting responsibility for damages and other fees. Guarantors must qualify with income of 4 times the rent. Guarantors must pass a background check and credit check.

Which utilities and services are included in the rent?

Utilities, trash, and internet are added on to the rent at the start of the month. They are not included in the base rent. Certain utilities may require you to pay through a local utility service. Costs for utilities vary based on apartment size and/or usage. One gigabit premium Internet service is a required $70 monthly fee. This provides uninterrupted internet service at all times and a dedicated support team to ensure you are receiving the fastest, the best and the highest quality internet available.

Is renter’s insurance required?

Renter’s insurance is required. You can purchase the insurance through the property or you can use a third-party company.

What is the parking situation?

For many of the properties, on-site parking is offered. One vehicle per resident.

How are maintenance and emergency repairs handled?

Maintenance requests are made through your online resident portal. Of course, the property is more than happy to take your call in the office, as well. The property does have emergency 24-hour maintenance support, so there are special numbers that will help you reach the property team any time outside of office hours. Once your request is received, the property team is notified and communicates with the professional maintenance team. You will be contacted once the maintenance team is on the way!

Are there restrictions on guests, parties, or roommates?

Guests are allowed, but there are restrictions for how long a guest can stay in the apartment. Please ask the on-site management for details. Roommates are permitted and must be on the lease with the primary resident. The apartments are considered “quiet homes” and residents are asked to respect their neighbors by keeping noise levels low enough to not disturb others in the building. Subletting is prohibited without management’s written consent. This is considered a violation of the residential lease agreement.

Can I make changes to the apartment?

Residents are prohibited from making any alterations or improvements to the apartment without written consent from management. This includes changes to appliances, fixtures, furnishings, and equipment; painting; installing wallpaper or adhesives; changing or installing locks or burglar alarm system; and using nails, screws, or fastening devices on the walls, floors, ceilings, or woodwork.
