Because of the facilities and closeness to institutions, students have always appreciated and enjoyed living here. Many universities are close, including the University of California, which is 11 minutes away by driving, and Sacramento City College, which is 16 minutes away.

Where do I park?

Our parking garage will be open for everyone to use July 31st- August 2nd during office hours (9AM-5PM). If you do not have parking sticker, we ask that you park on the 7th floor of the parking garage during this time frame. Please note that numbered parking spots are for reserved parking only. Towing will resume starting August 2nd at noon.

What if I have more than one vehicle with me?

Every resident will be allowed 2 vehicles in the garage; however, no trailers are allowed in parking garage, including U-Hauls/Moving Vans. Any extra vehicles or vehicles with trailers will be directed to park on Seco Creek (behind the parking garage) or Market Hill Blvd. (to the right of the parking garage on the side of the street opposite of Sterling Heights.

When is the EARLIEST I can move in?

Your move in day can be found on your lease agreement, and everyone doesn’t have the same day. You can find which move in date you are assigned on your resident portal and clicking on the “documents” tab. From the documents tab you will see every document you have signed with us, including your lease where you will find this information. Official communication will be sent out in the coming weeks with specific move-in times, room assignments, roommate information, etc.

How is move-in going to work with precautions for COVID-19?

We will be keeping all move-ins outdoors, and even in the comfort of your own vehicles! More details to come but you will need all the following at least expedite your move-in! *All September monies paid, along with all future residents to send in their renter’s insurance to our email, before their move in date.

How do I find my unit?

We will have site maps available at the check in desk, and you can also view our site map on our website under our floorplans tab. Our team will also do our best to point you in the right direction, and if you still need help, we will have people to assist.

What do I do if I have a maintenance request?

Please submit a request through your online resident portal. During move in, our maintenance team will only perform emergency work orders.

I need my TV mounted, what do I do?

Unfortunately, we will not be mounting TVs. It will be the residents responsibility.

Which room am I in?

Official communication will be sent out in the coming weeks with specific move-in times, room assignments, roommate information, etc.

How do I set up electricity?

Not to worry, we have you covered! Utility billing will be set up when you move in, and you will be billed monthly for any usage. The total cost of usage per unit will be divided by the number of residents in the unit, and the fee will be posted on your account.

How do I acquire Renters Insurance?

At Sterling 5th Street, you are required to provide proof of renters insurance at move in, or to participate in our liability waiver program. This program is only $13.95 per month, and you will automatically be opted in, unless you provide proof of your own renter’s insurance policy. The liability waiver program is not a renters insurance policy, and personal property will not be covered. If you choose to provide your own renters insurance, you must have at least 100k in personal liability insurance and upload the coverage plan to your resident portal or email it to the office

Who Do I Contact for Cable and Internet Issues?

Boingo is our internet provider, you will find setup instructions in your move-in packet (will be sent via e-mail only). Additionally, for all Wi-Fi concerns you can find their contact information at the bottom of the instructions page.

Pool Hours and Rules?

We do not permit any glass containers or animals in the pool area. Service animals are the only exception to this rule. It is a liability if a glass container breaks and injures another resident, or if an animal pollutes the pool. Our number one priority is our resident’s safety, so please ensure that you are following the pool rules accordingly and safely for all to enjoy. Our pool hours are from 10:00 am – 10:00 pm every day.

Valet Waste Procedures on Move-in day?

On move-in day any trash that DOESN’T fit in your unit’s trash can, will need to be taken to one of the trash rooms (located in the garage) or dumpsters we will have placed in front of the property during move-in days. Instructions on how to prep your recyclables for pick-up will be included in your move-in packet (will be sent via e-mail only)

Who Do I Reach Out to With Concerns?

Any staff will be more than happy to assist you with anything you need. You can contact us via e-mail or call. If you are wanting to visit the office or one of our move-in tents in person, you are more than welcome to.

How do I retrieve my mailbox key?

Your mailbox key will be available for pick-up from the office during office hours once you have completed and submitted the virtual “Move-in/Move-Out Inventory & Condition form.

What are individual leases?

Each bed in an apartment is its own lease agreement, therefore if roommates are delinquent, cause damage to their bedroom, or cancel their lease, you will not be affected.

Are the apartments furnished?

Yes! Whether you’re looking for a private sanctuary or a suite for the whole Aggie squad, we have you covered. Sterling 5th Street includes a modern sofa, lounge chair, coffee table, side table, Smart TV, and bar stools in the common space. All bedrooms include a full-sized memory foam mattress, bed frame, underbed storage, a desk, and a desk chair.

What amenities are there?

Sterling 5th Street features brand new amenities that gives you everything you need from the comfort of your home- and they are available for use before moving in!

What utilities are included?

Furnishings, wifi, and basic TV channels are included in your rent. Water and Electricity are billed separately.

Do you have parking?

Yes! Garage parking is available on a first come, first serve basis.

What is the pet policy?

Pets are part of your family, so that means finding a home that welcomes all of you! Sterling 5th Street has no pet deposit. Instead, there is a monthly pet rent of $25. Pet weight limit is 75 pounds.

What are the application fees?

There is a $25 application fee to cover the cost of the criminal background and credit screening completed on all applicants who wish to live at Sterling 5th Street.

Rent is due on the 1st of each month. 

How does Valet Waste work?

Valet Waste is an additional amenity that Sterling 5th Street is able to offer to our residents. You will be provided with a waste bin that would be set out during an allotted time frame for a representative to pick up each night. You will no longer need to argue with your roommates about who is going to take out the trash!

Where is the nearest bus stop?

Right outside your front door! 

Do I have to leave during school breaks?

Unlike the dorms, we do not require residents to vacate their apartments during school breaks.

What move-in fees are there?

There are no administrative or move-in fees at Sterling 5th Street. On your move-in day you’ll be responsible for your first installment payment along with a required $120 service charge for annual valet trash service. There’s no need to take out your trash at Sterling 5th Street. We offer valet trash service 7 days a week, excluding announced holidays.
