What is the advantage of an individual lease?

​With an individual lease, also called by the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference.

What is a rental installment?

The rental installment is your monthly payment for rent. We do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.

What is included in the rental installment?

Your rental installment includes high speed internet, all stainless steel appliances (including microwave), and full size washer and dryer. Any other fees such as parking or pet fees, will be a separate charge.

What about utilities?

Your utilities, electricity and water/sewer, will be set up and ready to go the day you move in. You will pay a flat rate for Trash, Sewer, Pest Control, and your Internet Box Fee. Your utility bills are based on your personal usage and is applied to your account monthly. 

How can I make a payment?

We accept check, cashier's check, and money orders in our leasing office, made payable to The Edge Apartments. All payments received in the leasing office will be electronically processed. For your convenience, we will also offer an online payment option. We are unable to accept cash.

Will I need a guarantor to lease an apartment?

Unless your income is greater than three times the rental installment, you will need a guarantor. A guarantor must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments.

Do you have a roommate matching service?

Yes, we do. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.

Can I request specific roommates or units?

Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and we will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.

How are maintenance requests handled?

We have an on-site maintenance team during office hours. Maintenance requests can be entered online on our resident portal 24 hours a day and requests can also be made during business hours over the phone or in person. For after-hours, non-life threatening emergencies (such as no heat, no water, refrigerator not working) the maintenance team is on call 24/7.

Is parking available?

Yes, we provide covered parking throughout the community. This is first come, first serve. 

Are you pet friendly?

Yes, We allow up to one pet per person, so bring your furry friends! We do have breed restrictions, so please contact our management team for that list.

The Edge is conveniently located next to TTUHSC and near great restaurants. I have lived here for almost 2 years now, and I appreciate the hospitality and professionalism of the office staff. Additionally, the maintenance staff is always incredibly helpful and responds promptly. I enjoy living here and would recommend The Edge to anyone in the Lubbock area!

Have stayed at the edge for the past two years. The location is amazing- right next to TTU and UMC and really close to all major amenities such as restaurants, groceries, and a free museum. Safety has never been an issue and there are various locks and gates to make sure everyone is safe as well as police presence within the society. The current management is super awesome! They go above and beyond to take care of any requests and always have a smile on their faces. Maintenance guys are super helpful and any maintenance issue is taken care of within a couple of hours max no matter how small. The management also holds frequent social events which is a great way to meet other tenants. Covered parking, gym, pool and study area round up the excellent facilities on the location. Would definitely recommend staying at the Edge to anyone. It really is single-friendly, family-friendly, and pet friendly.

I recently moved to Lubbock this past summer and am glad I picked the Edge to live. Though I had never visited before move-in, it turned out to be exactly what I had pictured and has been a great home. I have felt welcomed and have enjoyed living at the Edge since day one. My apartment is spacious, clean, and bright, and the location could not be more perfect as far as my commute goes to the Health & Science Center at Tech. The front desk workers and staff are very friendly, and maintenance requests have always been responded to quickly and exceptionally. There is never any noise, which is perfect for a student (the free printing is also a bonus). I highly recommend The Edge!

Great apartment complex. A mix of families and younger grad students living here. Everyone is quiet and friendly. The office ladies are so sweet and helpful. Never once were they rude or made me feel like just a tenant They worked with us when we had to pay rent late, maintenance is extremely fast, and everything is clean the pool, office area, grounds, and apartments. They always try to do the best they can to keep tenants happy.
